JV Breaks Ground on $1.5B Miami Redevelopment

American Landmark and BH Group are behind the transformation.

Joint venture partners American Landmark and BH Group have commenced construction on The Current at City Center in the southern Miami-Dade town of Cutler Bay, Fla. The development represents the initial step in a $1.5 billion redevelopment that, over the next seven years, will transform Southland Mall into Southplace City Center.

Poised to redefine Cutler Bay’s future, Southplace City Center will ultimately feature 5,000 new market-rate apartments and condominium residences. A major component will be Current at City Center, which will offer 350 apartments, a new parking garage and 24,000 square feet of shopping, as well as lively gathering areas.

One of the nation’s largest grocery chains, Presidente Supermarkets, is set to occupy the entire ground floor of the Current at City Center project, in alignment with the larger vision for Southplace City Center.

Located at 20505 S. Dixie Highway, The Current at City Center’s 350 residences will be complemented by amenities including a resident lounge, dog park, pool and fitness center. Outdoor community spaces will also be developed for events to including concerts and farmers’ markets.

The larger Southplace City Center project will feature more than 500,000 square feet of retail, dining and entertainment space. It will also include a 60,000-square-foot medical center and a 150-key hotel. The 100-acre development will be positioned next to the new Miami-Dade County Bus Rapid Transit system, intended to improve connectivity and accessibility throughout the region.

Construction of Southplace City Center is anticipated to produce more than 3,000 new jobs. Revenue at the center is expected to top $44 million in the first five years. About 5,000 permanent jobs will be created by Southplace City Center.

The retail, design and construction team for Southplace City Center features Urban Retail Properties, LLC, MSA Architects, RSP Architects and general contractor American Engineering & Development Corp. The Current at City Center is slated for completion in 2027.

Late last year, American Landmark acquired The Griffin, an apartment community in Brandon, Fla., a suburb of the company’s headquarters city, Tampa. The luxury community features 455 units and covers a total area of 23 acres. The company intends on investing $7 million in upgrades and new feature additions.
