Portman Opens 332-Unit Suburban Atlanta Community

This South Fulton County property came online earlier than initially anticipated.

Portman Holdings has completed Meadow Glen Village, a 332-unit community in Fairburn, Ga., a southern suburb of Atlanta. The property represents the first suburban residential project developed by the company.

The developer first unveiled plans in July 2025, with the initial delivery expected for 2027. Construction started in November 2025 with the help of a $46.6 million construction loan issued by Ameris Bank, according to Yardi Matrix information.

The pet-friendly property is at 800 Meadow Glen Parkway, close to Interstate 85, the primary commuter route in the area that connects to major roadways and employment centers across South Fulton County and Atlanta area. Meadow Glen Village occupies a 23-acre lot and is 22 miles from the city’s downtown, while the international airport is 12 miles away.

Meadow Glen Village comprises nine residential buildings with one- and two-bedroom floorplans. Apartments feature in-unit washers and dryers, ceiling fans, walk-in closets, vinyl-plank flooring, kitchens with stainless steel appliances, bathrooms with walk-in showers and private patios or balconies.

Community amenities include a central green space, a resort-style swimming pool with cabanas and a lounge, grilling areas, a fitness center, focus rooms and a dog park. Additional features include bike storage, walking trails, a car wash, landscaped green spaces throughout the community and 12,200 square feet of retail space across two buildings. Portman plans to bring food, beverage and retail tenants at the commercial component.

Atlanta’s suburbs capture new supply

Following years of elevated supply, Atlanta’s multifamily construction activity moderated during the first quarter of 2026, according to a Yardi Matrix report. Developers completed 1,808 units as of March—58.3 percent fewer than the same period of 2025. The first-quarter total represented 0.3 percent of the metro’s existing apartment stock.

Despite slower completions, Atlanta kept a sizable pipeline with 22,302 units under construction as of March and roughly 120,000 units in the planning and permitting stages. Lifestyle properties represented 84.7 percent of underway units.

New apartment construction shifted toward Atlanta’s suburbs. Developers broke ground on 1,699 units across four projects as of March, with 70 percent of those located in suburban submarkets. That share increased from 2025, when 63 percent of construction starts concentrated in the metro’s suburban areas.

One project that recently broke ground is Wood Partners’ Alta Newnan Crossing, a 274-unit development in Newnan, Ga., about 40 miles southwest of Atlanta. Representing the company’s second project in the suburb, the community is expected to come online in late 2027.

Another suburban project moved forward in April, when Toro Development Co. and Ascentris kicked off the second phase of Medley in Johns Creek, Ga. Dubbed Encore, the development will consist of 408 units and 20,000 square feet of retail space.
