American Landmark Buys Luxury Community in Metro Tampa
The company owns and manages another 30 properties in Florida.
American Landmark Apartments has bought The Griffin, a 455-unit luxury community in Brandon, Fla. The property resulted from the combination of two neighboring assets, the 288-unit Courtney Trace and the 167-unit Addison.
The seller of the two properties was White Oak Partners, according to Yardi Matrix information.
The Griffin covers a total area of 23 acres. Built in 2008, the community has one- to three-bedroom layouts ranging between 822 and 1,570 square feet. All apartments have washers and dryers.
Common-area amenities comprise fitness centers, clubhouses, business centers and swimming pools, as well as nearly 600 parking spaces, Yardi Matrix shows. The buyer intends to invest $7 million to upgrade the property’s existing features and add a few new ones, such as LED lighting, electronic locks and Wi-Fi-enabled thermostats in all units.
Located at 1131 Courtney Trace Drive and 251 Annapolis Way, The Griffin is just off Interstate 75, roughly 4 miles from downtown Brandon. There are several bus stops within a 1-mile radius, as well as eateries and a Walmart Supercenter located half a mile away.
American Landmark owns and manages another 30 properties in the state. One of them is The Drake at Deerwood, a 322-unit community in Jacksonville that the company acquired last year.
