Why are podcast studios and similar media-centric amenities important nowadays? Are there really so many content creators out there that look for professional spaces? How much do you expect these spaces to be used?

Marisa Galbut: Podcast studios and media-centric amenities are vital today because content creation has become a significant part of how younger generations express themselves, build their personal and professional brand and essentially, work.

Social media platforms have made it easier than ever to reach global audiences and the demand for professional-grade spaces reflects that shift. At 14 ROC, we anticipate these spaces will be heavily utilized—not just by full-time creators but also by professionals using them for passion projects, side hustles or corporate ventures. 

Can you share more details about the communal podcast studio at 14 ROC?

Russell Galbut: The communal podcast studio at 14 ROC has been thoughtfully designed to meet the needs of content creators, entrepreneurs and residents with creative ambitions. It will feature state-of-the-art equipment, including high-quality microphones, soundproofing, video recording capabilities and editing software.

The space will be open to all residents and available to reserve on a first-come, first-served basis. Whether you’re hosting a podcast, recording interviews or creating multimedia content, this studio provides a professional setting that fosters creativity and collaboration. 

Besides the podcast studio, what other amenities at 14 ROC will support remote work, content creators and digital entrepreneurship?

Russell Galbut: In addition to the podcast studio, 14 ROC is equipped with a range of amenities to support modern professionals and creatives. These include coworking spaces with private meeting rooms, high-speed internet throughout the property and rooftop lounges that provide a blend of work and leisure settings.

The building is also integrating tech-forward features like smart home systems, ensuring residents have seamless connectivity. Most of the units are also equipped with an office den designed with remote workers in mind, providing comfort, efficiency and connectivity. 

What can you tell us about demand for the condos at 14 ROC coming from Gen Z and Millennial residents, particularly those who are content creators or young professionals?

Russell Galbut: The demand from older Gen Z and Millennials has been strong, driven by our ability to meet their unique needs. These younger residents prioritize flexibility, connectivity and community—and 14 ROC is designed to offer all of those. The podcast studio, workspaces and social areas align with their professional lifestyles, while the building’s location in Miami’s Arts & Entertainment District makes it ideal for those looking for vibrant and creative surroundings. 

How do you balance the need for individual workspaces versus collaborative or social workspaces at 14 ROC?

Marisa Galbut: At 14 ROC, we recognize the importance of both private and collaborative spaces. That is why we have incorporated a mix of offerings, such as quiet nooks and private meeting rooms for focused work, alongside coworking lounges and creative spaces like the podcast studio for collaboration.

This balance ensures that residents can seamlessly transition between work modes depending on their needs. Plus, each unit has a private office den equipped with state-of-the-art technology, so residents can choose to work from the comfort and quiet of their own home or move to communal work areas if looking for more creative spaces where they can socialize and brainstorm. 

Have you already created specific programs or events tailored to content creators and freelancers to foster networking and collaboration at 14 ROC? What are some of the trends in this direction?

Menin: We are developing programs that include panels and speaker series featuring leaders in digital media, entrepreneurship and other industries relevant to our residents. The goal is to create an ecosystem where residents can learn from each other, collaborate and even find new opportunities. This aligns with broader trends we are seeing—communities where professional growth and personal connections are seamlessly integrated. 

Young professionals also tend to prioritize their work-life balance and overall wellbeing. How do you integrate wellness amenities such as fitness centers, yoga studios or outdoor spaces into your projects to appeal to this demographic?

Marisa Galbut: Work-life balance and wellness are cornerstones of 14 ROC’s design. The property features a state-of-the-art fitness center, yoga and meditation rooms, and outdoor spaces like landscaped terraces and a pool deck. These amenities encourage residents to prioritize their physical and mental health while staying productive. For us, wellness is not just a feature, it is a lifestyle we want to support. 

What are your thoughts on forging partnerships with companies or brands that resonate with younger demographics to create co-branded spaces within your communities?

Menin: Partnerships with like-minded brands could be in 14 ROC’s future. Co-branded spaces with tech or content platforms can bring added value to our residents and enhance the sense of community, but a partnership like this is still in its early stages at 14 ROC.
