Vista Residential Commences Construction of Houston Community
This is the developer's first property in Texas.

Vista Residential Partners broke ground on Williams Ranch Vista, a 375-unit apartment community located in Fort Bend County, Texas. The property is located on 18.2 acres on the Southwest Freeway along the I-69 corridor. This is the developer’s first project in the Lone Star State.
At opening, Williams Ranch Vista will provide residents with one- and two-bedroom apartments with interiors that include granite countertops, stainless steel appliances and in-unit washers and dryers. Common-area amenities will include a fitness, center pool, clubhouse, package center and on-site dog park. The development company is partnering with the Rosenburg Housing Authority to deliver the project.
Located 28 miles outside Houston, Williams Ranch Vista will address the demand for Class A multifamily housing in the Houston market as it continues to grow. The area is expected to see 150,000 new residents by 2030.
Breaking ground nationwide
Vista Residential Partners has expanded its communities across the nation. In October, the multifamily development firm began work on Trailhead Vista in Newark, Ohio. The property totals 308 units across 10 buildings.
Earlier this year, the developer started construction of Clear Lake Vista, a multifamily project near Savannah, Ga. The 15-acre, 297-unit community is a part of a mixed-use master-planned project being built in Pooler, Ga.
The Houston area’s continued growth
With Houston area expecting to add another 150,000 residents in the future, the market continues to work to meet demand. At the end of 2024 developers, added 20,355 units to the area and saw steady growth in the first few months of of this year. Rents remained stable at an asking price of $1,364. If the market’s stability holds, Houston is expecting the year-over-year rent growth to be at 2.2 percent at the end of this year. Â

Across H-Town, developers are continuing to deliver to the market and break ground on new projects. Most recently, McGrath Real Estate Partners opened the Artistry Design District in Houston. The multifamily community brought 400 studio, one- and two-bedroom apartments to 3939 W. 12th Street. The property is already 57 percent leased.
Earlier this year, Housing Trust Group began construction on The Rushmore, a 101-unit affordable housing community. The community will offer its residents services including annual income tax preparation, career training and notary services. Asking rents at The Rushmore will range between $532 to $1,875.
