Vista Residential Starts Work on Ohio Community
Located east of Columbus, the project will bring 308 units to a growing tech hub.
Vista Residential Partners has broken ground on the 308-unit Trailhead Vista, a development at West Main Street and Thornwood Drive in Newark, Ohio. The 10-building community will offer homes averaging 862 square feet.
Half of the garden-style apartments—154 units—will have one-bedroom, while the other half will offer two bedrooms. All of the units will feature stainless steel appliances, nine-foot ceilings, granite countertops, vinyl plank flooring and in-unit washers and dryers.
Common amenities at Trailhead Vista will include a clubhouse, pool, fitness center, large central green area and a pet park. The property will also offer residents access to the TJ Evans Trail, a 14.2-mile trail connecting Newark and Johnstown in Central Ohio.
The property was designed by Columbus-based architect ArchAll. Parse Capital, Icarus Capital and Old National Bank provided financing for Trailhead Vista, with Krevolin & Horst of Atlanta representing Vista Residential Partners in the closing.
Earlier this year, Vista Residential Partners broke ground on One26Vista, a 238-unit multifamily project in Vancouver, Wash. Before that, the company also began construction on Main Street Vista, a 277-unit community in Holly Springs, N.C., in metro Raleigh-Durham.
Newark’s tech growth
Trailhead Vista will take advantage of pent-up demand for high-quality apartments in the area, according to Lee Novak, chief development officer, Vista Residential. Newark, a town of about 50,000, is due east of Columbus and has seen a recent expansion of its tech industry along with higher employment numbers.
Most notably, tech giant Intel’s 1,000-acre site is about 20 minutes from Trailhead Vista. On that site, Intel is developing a $20 billion chip fabrication plant that is expected to create 3,000 full-time jobs at the company and 7,000 construction-related jobs over the course of its build out. The initial phase is slated for completion in 2028.
Trailhead Vista is also located along the Thornwood Corridor Employment Hub, which comprises five industrial parks that total over 1,600 acres with an additional 500 acres available for industrial development. Some 10 million square feet of industrial space already exists in the corridor, employing over 8,500 workers.
