Vista Residential Breaks Ground on Savannah-Area Property

This project is part of a master-planned development located along the I-16 corridor.

Vista Residential Partners has commenced construction on Clear Lake Vista, a multifamily project near Savannah that will be part of a master-planned development. To be built on a 15-acre parcel on East Marketplace Way in Pooler, Ga., Clear Lake Vista will be a 297-unit property within the 181-acre Clear Lake Reserve community.

The property is intended to meet the increasing demand for Class A multifamily features, finishes and amenities in the Pooler area. It will offer a blend of one-, two- and three-bedroom apartment homes. Features and finishes will include subway-tile backsplashes, faux wood flooring, tiled shower surrounds and in-unit washer-dryer combinations.

Common-area amenities will include a pickleball court, pool, fitness area, clubhouse with coffee machines and a package center. Residents will also have access to the commercial spaces within Clear Lake Reserve.

“Managing cost expectations is always a challenge, especially within a market subjected to recent tariff turmoil,” Chase Beasley, managing director of Vista Residential Partners, told Multi-Housing News. “Luckily, Clear Lake Vista was able to navigate any hard cost exposure alongside our in-house general contractor, Apex, by proactively working with subcontractors to mitigate cost exposure while applying best practices from a recently developed deal within the Savannah submarket, Riverchase Vista.”

Clear Lake Vista is situated about 13 miles west of Savannah along Savannah’s I-16 corridor, and 12 miles southeast of the $5.5 billion Hyundai Meta manufacturing plant nearing completion. The plant is the single largest economic development project in the history of Georgia.

The last decade has brought explosive growth to the submarket corridor, the result of expansion within the manufacturing, aerospace-airlines, food-beverage, logistics and healthcare industries. The Port of Savannah is forecast to become the nation’s fourth largest port by volume within five years. Thirty million square feet of industrial space is now under construction within 15 miles of Clear Lake Vista.

Earlier this month, Woodfield Development took the wraps off of EmmaJames, its new 280-unit community in Savanna. The project marks the first multifamily property in the mixed-use Savannah Harbor master-planned community. It features an on-site gallery with exhibits from artists with the Savannah College of Art and Design.
