Thompson Thrift Deepens Savannah Footprint With New Luxury Project

The community will come online next year.

Thompson Thrift is expanding its presence in Savannah, Ga., with the development of The Foundry at Mosaic its second multifamily property taking shape in the Savannah Quarters neighborhood in Pooler, Ga. Construction has begun on the 300-unit luxury community, and move-ins are expected to begin in November 2027.

Thompson Thrift 2025 Multifamily Development LP will provide equity for the project. The property will be located within the Mosaic Town Center, a 170-acre mixed-use development at the southeast corner of Pooler Parkway and Interstate 16.

When it comes to market, The Foundry at Mosaic will have a mix of one-, two- and three-bedroom homes with floorplans spanning up to 1,475 square feet. Features will include granite countertops, stainless steel appliances, tile backsplashes, hardwood-style flooring, full-size washers and dryers, walk-in closets, smart-home technology as well as patios, balconies and fenced-yard options.

Community amenities will include a swimming pool, a fitness center, a conference room, billiards, shuffleboard, a golf simulator, an outdoor entertainment kitchen, grilling areas, a pickleball court, a dog park and a courtyard.

The property will provide walkable access to shopping, dining and entertainment offerings. The site is also near major employment areas in the region including the Hyundai Motor Group’s Metaplant, Gulfstream Aerospace and the Port of Savannah.

Growing market in metro Savannah

The Foundry at Mosaic will be Thompson Thrift’s second multifamily development in the growing Pooler market. The company recently completed The Liliana, a 360-unit luxury apartment community. Thompson Thrift broke ground on The Liliana in June 2024, a month after acquiring the nearly 23-acre site at the intersection of Old Quacco Road and Pooler Parkway.

Part of the Savannah-Hilton Head, S.C., industrial market, Pooler is growing at more than 4 percent annually and now has a 2026 population of 34,157, up 33.15 percent since the 2020 Census. The Savannah-Hilton Head market is one of the top 10 emerging multifamily markets of 2026, with the highest delivery rate in the Southeast at 8.7 percent of stock and completions at 5,088 units, according to Yardi Matrix data. The development pipeline of 6,050 units under construction led the 10 markets included in the report. Multifamily sales volume was also notable, leading the list at $436.1 million.

Construction projects across the U.S.

Thompson Thrift recently entered Nevada with the development of Argent Flats, a 273-unit community in Reno. The property is slated to begin move-ins in September 2027. The company is also using equity from its Thompson Thrift 2025 Multifamily Development, LP to capitalize this project.

Argent Flats expands the company’s footprint to 24 states across the U.S. As of the first quarter of 2026, Thompson Thrift has developed more than 27,400 units nationwide, totaling more than $7.2 billion.

Earlier this year, the company announced development plans for Lineage, a 300-unit community in the Atlanta suburb of Dacula, Ga. The first units at the property are slated to come online in 2028.

Thompson Thrift is also building Canopy Flats, a 303-unit luxury multifamily community in Overland Park, Kan. The company expects to complete the project in the second quarter of 2027.
