Seneca Completes BTR Project in Las Vegas
The luxury property is centered on sustainability.
Seneca, a division of Christopher Homes, has completed Seneca at Southern Highlands, a 50-home luxury build-to-rent community focused on sustainability in Las Vegas. It is the developer’s first project in the luxury single-family rental industry.
Located on 10 acres at 11099 Socrates Ridge St., the property is about a 15-minute drive from the Las Vegas Strip situated in the master-planned community of Southern Highlands. Built within the contours of a mountain, Seneca at Southern Highlands has unobstructed views of The Strip and the Las Vegas Valley.
The BTR community opened in June, achieving 60 percent occupancy before completion. Walker & Dunlop arranged a $26.3 million construction loan from East West Bank for the developer in 2021, according to public records.
The two- and three-story buildings feature 2,200- to 2,700-square-foot floorplans with three to four bedrooms and three full baths. The project is one of the country’s first single-family home communities fully powered by Tesla solar panels and sets a standard for upscale, eco-friendly living with near net-zero carbon emissions.
Seneca at Southern Highlands homes feature light-filled designs, high-end energy-efficient appliances and smart home technologies that enables residents to control their lighting, music, cameras, locks and more from their smartphones.
Additional amenities
The gated community has a concierge program, which offers a range of services, including home cleaning, dry cleaning, car washes and pet services such as dog walking, pet sitting and grooming. The concierge can also offer preapproved recommendations for home maintenance and furniture assembly.
Homes in Seneca at Southern Highlands have top-of-the-line finishes, private maintenance-free backyards, terraces and fireplaces. Residents can also choose to lease fully furnished homes curated by Christopher Homes.
Community amenities include a pool and lounge area offering views of the Las Vegas Valley with a sauna, fire pit, barbecue and dining area. The property has a community garden overseen by a horticulturalist with a variety of fresh vegetables and herbs. Socrates Dog Park is available for pet owners.
The Southern Highland master-planned community includes two retail centers, multiple parks, an office center, two medical centers and a fire stations. The property is less than 4 miles from Interstate 15 and roughly 17 miles from Downtown Las Vegas.
As of June, the Las Vegas market has more than 250 SFR units under construction, along with more than 640 units in the planning and permitting stages, according to Yardi Matrix.
