Seneca Opens SFR Community in Las Vegas

This is the developer's first foray into the luxury SFR segment.

Seneca, a new division of Christopher Homes, has opened a 50-unit luxury build-to-rent community in Las Vegas. Dubbed Seneca at Southern Highlands, it represents the developer’s first project in the luxury SFR segment.

In 2021, Walker & Dunlop arranged a $26.3 million construction loan for the developer. East West Bank provided the funds, public records show.

The community spans roughly 10 acres and encompasses more than 119,500 square feet of rentable space. Seneca provides three- and four-bedroom floorplans, ranging from 2,200 to 2,700 square feet.

Units feature smart home technology, Tesla-powered solar panels, concierge services, private yards, as well as views of the Las Vegas Strip and Valley. Community amenities include a horticulturist-managed garden, dog park, swimming pool and lounge area, among others.

Seneca at Southern Highlands obtained a WELL certification by incorporating more than 100 health strategies into its design, covering aspects such as air and water quality, sound and light levels, as well as building materials.

Located at 11099 Socrates Ridge St., the community is less than 4 miles from Interstate 15 and roughly 17 miles from downtown Las Vegas. Seneca is part of the Southern Highlands master-planned community, which includes two retail centers, multiple parks, an office center, as well as two medical centers and a fire station.

Single-family rentals in Las Vegas

Nationwide, a total of 29,088 SFR units came online in 2023, accounting for 6.5 percent of total multifamily stock, a recent Yardi Matrix report shows. This was a significant improvement from 2022’s deliveries, which clocked in at 15,957 units.

Las Vegas had more than 250 SFR units under construction as of June, along with more than 640 units in the planning and permitting stages, the same data provider shows. Should market conditions hold, a total of 160 SFR units are slated to come online this year in the metro.
