RKW Residential Tapped to Manage 6 Properties in Florida

The firm has added more than 1,500 units to its portfolio.

RKW Residential is expanding its Florida multifamily management portfolio by more than 1,500 units, opening several new South Florida apartment communities and adding management and leasing assignments at properties in Central and North Florida.

RKW is overseeing management and leasing of Adela MiMo Bay, a 236-unit community built in 2020 at 6445 N Seventh Ave. in Miami’s emerging MiMo district. The property, located minutes from Miami’s Edgewater, Midtown and Wynwood neighborhoods, has a mix of studio, one-, two- and three-bedroom apartments. Adela MiMo Bay represents RKW’s first partnership with Asia Capital Real Estate (ACRE).

Also in South Florida, RKW is handling the lease up of the recently delivered Hidden Lakes community in Miami, Vista Lago in Miami Gardens, Fla., and Stellar at Emerald Hills in Dania Beach, Fla.

Coastland Construction is the developer of both Vista Lake, located at 482 NW 207th St. in Miami Gardens, and Hidden Lake, a new 133-unit community nearing completion at 12950 SW 127th Ave. in Miami. Vista Lago has 401 units with a mix of one-, two- and three-bedroom floorplans. The community is centrally located for professionals who work in downtown Miami or Fort Lauderdale, Fla.

Stellar Communities developed Stellar at Emerald Hills, a 197-unit asset at 5840 Lake Shore Drive in Dania Beach. The property has a mix of one-, two- and three-bedroom layouts.

In Central Florida, RKW took over management and leasing of Camila, formerly known as Legacy Parc, in Kissimmee, Fla. The 308-unit community is located minutes from Disney World and has a mix of one-, two- and three-bedroom apartments.

RKW expanded its existing relationship with Bluerock Real Estate in Panama City, Fla., where it is now handling 79 West, a 304-unit property with one- and two-bedroom apartment layouts.

Johnny De La Espriella, RKW senior vice president – operations, described the properties as best-in-class apartment communities that bolster the firm’s already strong portfolio of Florida properties. He said in a prepared statement demand for the three brand-new properties is extremely high and the team is prepared to provide exceptional living experiences for the residents of those communities as well as the residents at Camila and 79 West.

An award-winning third-party multifamily property management firm, RKW was founded six years ago and has its headquarters in Charlotte, N.C., with regional offices in Miami, Atlanta, Orlando, Fla., and Richmond, Va.

In August, the firm took over management and leasing at three apartment communities and two development assignments in its home state of North Carolina. The new assignments from Levine Properties and Ascent Real Estate Capital added nearly 850 units to RKW’s portfolio. Levine Properties tapped RKW to oversee management and leasing at three properties in Charlotte and to provide pre-development consulting services for a 96-unit community being built in Charlotte’s Wesley Heights neighborhood and leasing and management services upon completion. Ascent awarded RKW a development assignment in Charlotte.

Earlier in the summer, RKW assumed leasing and management at two properties in the Atlanta market totaling 551 units owned by Starlight U.S. Multi-Family.
