RKW Expands Management Reach in Florida

More than 1,000 units are being added to its portfolio.

RKW Residential is expanding its Florida property management portfolio, adding three new assignments totaling 1,100 units. The Charlotte, N.C.,-based firm will oversee management and leasing of the properties, located in South Florida and on the state’s West Coast.

The largest of the three assignments is for Metro Parc, a new 559-unit Class A community in Hialeah, Fla., from MG Developer and Baron Property Group. It was topped off earlier this year.

The 10-story Metro Parc is located in the greater Miami market that is seeing significant investment and development. The joint venture obtained $148 million in construction financing for the luxury project in September 2022. The building is part of the overall Metro Center development, which will include nearly 2.3 million square feet of residential and retail real estate.

RKW has also added another South Florida property to its management mix—The Atlantic by Soleste, a new 253-unit, Class A apartment development from longtime client The Estate Cos. in Pompano Beach. The developer broke ground on the Broward County project in February 2023 after receiving approval for the luxury mixed-use project in June 2022. The eight-story building also has 4,000 square feet of commercial space.

And Olson Cos. has tapped RKW to manage Vive, a 288-unit property in the Forum neighborhood of Fort Myers, Fla. The community is located near a large outdoor mall. It is also near Downtown Fort Myers and several major roadways.

A growing portfolio

RKW oversees several multifamily and build-to-rent communities in the Sunshine State. In March, Havens at Central Park, a 158-unit BTR development in Port St. Lucie, Fla., was among several communities, totaling more than 1,400 BTR units, that RKW added to its management portfolio. The others were located in North Carolina, South Carolina and Georgia. An early adopter of the BTR market segment, RKW consulted on its first BTR project in 2018.

In February 2022, RKW expanded its Florida multifamily management portfolio by more than 1,500 units, opening several new South Florida communities and adding management and leasing assignments in Central and North Florida. The properties are in Miami; Miami Gardens; Dania Beach; Kissimmee; and Panama City.

The third-party, multifamily property management firm also has offices in Miami and Orlando in Florida, in Atlanta and in Raleigh, N.C. RKW has more than 30,000 multifamily and BTR units under management and consulting across eight states.
