Resia Opens 336-Unit Dallas Community
Fifth Third Bank and Pearlmark provided financing for the project.

Resia, formerly known as AHS Residential, has opened its first community in the Metroplex, the 336-unit Resia Dallas West. The developer broke ground on the project in December 2021, with financing from Fifth Third Bank and Pearlmark.
The property comprises eight three-story buildings across more than 16 acres. The unit mix includes one-, two- and three-bedroom floorplans, ranging from 612 to 1,041 square feet.
Apartments feature washers, dryers and private balconies or patios. Additionally, 57 units are designated as affordable, according to Yardi Matrix information.

Common-area amenities at the garden-style community include a clubhouse, children’s play area, fitness center and swimming pool. The property also has more than 570 parking spaces.
Resia Dallas West is at 5050 Keeneland Parkway, 10 miles from downtown Dallas. DFW International Airport is 17 miles away, while downtown Fort Worth is some 28 miles northwest.
The Metroplex’s growing multifamily inventory
Currently, there are 262 multifamily properties under construction in the Metroplex, totaling almost 70,000 units, according to Yardi Matrix data. Additionally, 215 developments are in the planning stage and another 434 projects are prospective.
In April, Larkspur Capital started vertical construction on The Juniper, a 219-unit luxury community in Dallas. Located in the Deep Ellum neighborhood, the seven-story project is expected to come online by mid-2026.
The same month, Conor Commercial Real Estate and Origin Investments broke ground on The Flynn at Live Oak, a 327-unit development near downtown Dallas. This project is scheduled to open next spring.
