Dallas Luxury Project Moves Forward
This community will come online in mid-2026.
Larkspur Capital is bringing online The Juniper, a 219-unit luxury community in Dallas’ Deep Ellum. The developer plans to start vertical construction on the project this month, with completion expected by mid-2026.
The development team also includes general contractor OHT Partners, architecture firm Corgan, landscape architect Garthoff Design and interior designer Faulkner Design Group. Spiars Engineering will serve as civil engineer and Blum Engineers as mechanical, electrical and plumbing consultant, while Urban Structure will handle structural engineering.
The seven-story development will encompass studio, one- and two-bedroom layouts, as well as penthouse suites and flat-style homes ranging from 556 to 1,992 square feet, in addition to townhome units from 1,814 to 1,939 square feet. Plans also call for ground-level retail space.

Common-area amenities will include coworking spaces, indoor/outdoor clubhouse, a large ground-level park, club kitchens and a dog park. Additionally, the community’s third floor will feature a swimming pool deck, gathering areas with fire pits and outdoor grill stations.
The development will rise at 4003 Commerce St. on 1.4 acres in the Exposition Park neighborhood, close to a host of dining and retail options. Downtown Dallas will be 2 miles away, while Dallas-Fort Worth International Airport will be within 20 miles. The location is also some 2 miles from The Flynn at Live Oak, a 327-unit project that recently broke ground.
Last year, the developer completed The Willow, an adjacent, seven-story community. The company is also planning a third development nearby, dubbed 2nd @ Ash, which will total 280 units.
More Dallas communities to come online
There are currently 210 communities under construction in the metro Dallas market, according to Yardi Matrix information, which will add almost 57,000 units to supply. Additionally, almost 170 developments are in the planning stages, while 316 projects are reported as prospective.
Earlier this month, Legacy Partners, in collaboration with The Resmark Cos., broke ground on Legacy Gateway, a 336-unit project near Dallas. Completion on the 14-acre development is anticipated next year.
A month before, Legacy Partners opened Ovation at Galatyn Park, a 361-unit community in Richardson, Texas, in partnership with Bridge Investment Group. The developer broke ground on the project in 2021.
