Meta Housing Corp. Developing Seniors Housing in Compton

Compton, Calif.—Meta Housing Corporation is developing the $19.5 million Metro @ Compton Senior Apartments, a 75-unit, sustainably designed and transit-oriented affordable multifamily community for seniors aged 55 and older, in Compton, Calif.

“This property exemplifies two of Meta Housing Corporation’s core philosophies,” Tim Soule, Meta Housing Corporation’s senior project manager, tells MHN. “First, Meta Housing seeks to develop infill sites that permit residents to easily access existing community amenities, especially mass transit. In addition, Metro @ Compton’s proximity to amenities also permits seniors to more easily remain actively engaged in their surrounding community.”

Located at 302 N. Tamarind Ave., Metro @ Compton will take the place of an underutilized vacant lot and fill a void in the market for a richly amenitized, transit-oriented, affordable senior housing community.

The Metro @ Compton will offer seniors aged 55 and older deeply affordable rents, ranging from $450 to $750 per month for a one-bedroom unit and $550 to $900 for a two-bedroom unit. All units will feature balconies, full air conditioning, and new appliances, as well as access to a large community room with an outdoor lounge that will feature a fountain and a barbecue grill. The property will also feature a garden where residents can grow their own vegetables.

In addition, the project is adjacent to numerous amenities. It is located close to the Metro Blue Line light rail station, a park, the new Compton Senior Center, a County Public Library, a grocery store, a pharmacy and a post office.

According to Soule, affordable housing is in high demand by lower income seniors in the City of Compton. In Compton, 15 percent of the city’s population are seniors aged 55 and older. Of the 14,244 seniors that represents, 2,191 possessed income levels at or below the poverty level in the last year.

The development is planned as a Green Point Rated project, including a variety of sustainable features.

“The Metro @ Compton is a cutting edge, sustainably designed building that will use the light of the sun to help heat hot water and generate electricity for the building,” Soule says. “The washing machines in the Metro’s laundry room will not only clean resident clothing, but will also water the community lawns, as water from the rinse cycle won’t go to the ocean, but will be employed to water the landscaping around the outdoor living room.”
