Luxury Property Opens Leasing in Austin

StreetLights Residential’s The Maris is the fourth phase of the Presidio multifamily development in the area.

StreetLights Residential’s The Maris, located in Austin’s Lakeline neighborhood, has opened for leasing. The 276-unit property is the fourth phase of the Presidio luxury multifamily development. Previous phases of the project include The Michael, opened 2016, The Elizabeth, opened 2019, and The Asher, opened 2023.

The Maris’ floorplans range from 517 to 1,684 square feet, with studios, one-, two- and three-bedroom floorplans. Units feature granite countertops, GE grade gas appliances and under-cabinet lighting. Select homes include a smart island induction cooktop, screened-in porches and private fireplace patios.

Common-area amenities include a shared coworking space, two private coworking offices, a coffee bar with a Starbucks coffee machine, a billiards room, a prep kitchen with adjacent private dining, dog washing stations and a bike storage area with a repair station. The gated community includes EV charging stations.

The community fitness center includes a weights area, a flex fitness space designed for yoga and Pilates and a fitness patio. Its outdoor pool features a sundeck and cabanas and a courtyard with fireplaces and seating.

Located at 10520 Lakeline Mall Dr., The Maris is approximately 17 miles north of Downtown Austin. The Austin-Bergstrom International Airport is less than 30 miles from the community. An H Mart, Sam’s Club, Alamo Drafthouse Cinema and the Lakeline Mall are all in proximity.

Austin apartment demand

StreetLights Residential’s Austin presence is growing. Previously the company has completed a 340-unit, luxury high-rise community located in the Domain; a 300-unit luxury high-rise located in downtown; and multiple luxury projects in and around the metro area.

The Maris, in northwest Austin, is located in the Cedar Park rental market. The area includes parks, shopping centers and retail and dining options, as well as the popular HEB Plaza.

“Cedar Park offers relatively affordable rental prices compared to central Austin,” Doug Ressler, business manager, Yardi Matrix, told Multi-Housing News. “The neighborhood is known for its excellent schools and family-friendly environment, making it a great place for families.”

Overall, Austin saw the fourth-highest apartment demand in the country in 2024—more than 17,000 units have been absorbed this year, behind only Dallas and Houston and barely behind New York, Sam Tenenbaum, head of multifamily insights, Cushman & Wakefield told MHN.

“Amongst major markets, only Nashville saw its demand base grow faster as a percentage of inventory—it grew by 6 percent, year to date, compared to Austin’s 5.9 percent,” he said. “The market has also seen the second most deliveries—with more than 26,000 units coming to market this year—though the pipeline is emptying quickly.”
