Flournoy Development Delivers South Carolina Luxury Apartments
The newly built project adds to the developer's hot streak in this city.

Flournoy Development Group has finished construction on District Eastside, a 262-unit, 342,000-square-foot luxury multifamily community in Greenville, S.C.
McShane Construction Co. delivered of the property at 2702 Pelham Road for Flournoy, a repeat client. Dynamik Design was the architect of record for the project, which is located on a 9-acre site at the intersection of Pelham and Boiling Springs roads. Occupancy for the property is more than 50 percent, according to Yardi Matrix.
Flournoy obtained a $50 million five-year construction loan from Protective Life insurance company in October 2023 that will mature in November 2028, the same source shows.
District Eastside is comprised of five four-story wood-frame buildings. The community has a mix of one-, two- and three-bedroom floorplans ranging in size from 625 to 1,575 square feet, with an average of 1,029 square feet. Rents range from $1,467 to $2,464, with a mean of $1,862, according to Yardi Matrix data. The property also contains 10 live-work units.

The apartments at District Eastside have contemporary finishes including quartz countertops, vinyl-tile flooring, stainless steel appliances, farmhouse-style sinks, walk-in showers and in-unit washers and dryers. Select units have French doors leading to patios or balconies.
Community amenities include a lounge with gaming and entertainment areas, a fitness and wellness center, grab-and-go market, coworking lounge and a hobby art studio. Outdoor features include a heated saltwater pool, grilling areas, fire pits and a dog park. The property includes a car wash and pet spa in a separate building. There are 378 parking spaces.
Growing in Greenville

McShane is also building District South, a 365-unit luxury mixed-use community, for Flournoy in Greenville. The property will also have 90 for-rent townhomes, six carriage homes and retail space. Flournoy broke ground on the 21-acre property in February 2025.
Dynamik Design is also the architect for this project.
In addition to District Eastside and District South, Flournoy is actively expanding in the Greenville area. Other properties include District West and District Midtown. In February 2025, Flournoy teamed up again with McShane and Dynamik Design to develop Tanner Road, a 461-unit multifamily community in Greenville that’s slated for completion in March 2027.
Elsewhere in the Southeast, Flournoy secured a $55 million creative and structured bridge loan in October to refinance Apex Posner Park Apartments, a 314-unit luxury apartment community in Davenport, Fla.
