Flournoy Breaks Ground on SC Mixed-Use Project

The community will feature apartments, townhome buildings and carriage homes.

Flournoy Development Group is expanding its footprint in the Greenville, S.C., market with the development of District South, a luxury mixed-use community with 365 apartments, 90 for-rent townhomes, six carriage homes and retail space.

Apartment units will feature one- and two-bedroom floorplans with upscale finishes including quartz countertops, stainless steel appliances, luxury vinyl plank flooring and full-size washers/dryers. Homes in District South will be spread across five four-story apartment buildings, 12 townhome buildings and three carriage home buildings.

Community amenities are set to include a grab-and-go market, resident lounge, fitness and wellness center and swimming pool with pool courtyard. The property will also have outdoor grilling stations and entertainment areas, a dog park and indoor pet spa.

The Columbus, Ga.,-based multifamily residential real estate firm broke ground on the 21-acre project this week. The project team includes architect Dynamik Design, general contractor McShane Construction and local civil engineering firm Gray Engineering. Flournoy Properties Group will manage the property.

The community is situated near major interstates I-85 and I-385 to provide easy access to major employers including BMW, GE, Michelin, Jacobs and Fluor. District South will be a 15-minute drive to downtown Greenville. The property will be located off the Woodruff Road corridor, which offers dining, entertainment and retail options, including Whole Foods, Fresh Market, Publix and Sprouts.

Flournoy’s Greenville expansion

Flournoy Development Group, a wholly owned subsidiary of Kajima USA, and Flournoy Properties Group, have developed and managed more than 40,000 residential units throughout the nation. The firm develops and manages multifamily, active adult and build-to-rent communities in the Southeast, Mid-Atlantic and Southwest.

The firm is active in the Greenville market, where it has developed District West and District Midtown. District Eastside is slated for delivery this year. Flournoy is working with McShane on that project, which will have 262 units across five four-story buildings.

Earlier this month, Flournoy began construction of Tanner Road, a 461-unit multifamily community in Greenville that is slated for completion in March 2027. Flournoy is teaming up with McShane and Dynamik Design again for the project.

The company also has projects under development in Florida and North Carolina. A joint venture between Flournoy and JR West recently started construction on Ellison Nona, a 377-unit property in Orlando, Fla. The development is slated for completion in 2027.

Last month, the firm completed Ellison Mallard Creek, a 341-unit community in Charlotte, N.C. The community features one-, two- and three-bedroom units as well as 56 for-rent townhomes and flexible ground-floor retail, office and commercial spaces.
