Trilogy Investment Begins Atlanta-Area Townhome Development
This is the company's fourth project in the Atlanta area.

Trilogy Investment Co. has started construction on REV3 at Hill Road, a 120-unit build-to-rent townhome community in Powder Springs, Ga.
According to Trilogy, leasing is anticipated to begin in the second quarter of this year, with the first units scheduled for delivery in the fourth quarter of 2026. REV3 is the company’s latest BTR project.
Homes at REV will include open-concept layouts and private garages. Community amenities will include walking trails, open green space, a playground and pet-friendly areas. Located at 4975 Hill Road, the community will be approximately 30 minutes from downtown Atlanta.

Alpharetta, Ga.-based Trilogy is no stranger to the Atlanta market. Last year, the developer, in a joint venture with Pinnacle Partners, broke ground on REV3 at Avondale East, a 46-unit townhome project in Decatur, Ga. Leasing at the development is slated to begin in June.
BTR’s uncertain future
The build-to-rent sector’s average rents remained unchanged month-over-month, but were down 0.4 percent year-over-year to $2,191 in February, according to Yardi Matrix data. Average occupancy across the sector came in at 94.5 percent, down 0.5 percent for the year.
Meanwhile, the industry faces fundamental change in the form of the 21st Century ROAD to Housing Act, which threatens to prohibit institutional investors from acquiring build-to-rent single family and townhome assets. Several trade groups, such as the NRHC and NMHC, oppose the federal legislation, asserting that there is risk of serious harm to the sector.
Even so, developers are moving forward with their projects, in response to demand from those who are locked out of the for-sale market for one reason or another, or who want the flexibility of renting. In March, a Woodfield Development/PGIM joint venture started construction on Nexton Townhomes, a 114-unit community in Summerville, S.C. The project is scheduled to come online in late 2027.
That same month, Bridge Tower started work on Teasley Crossing, a 100-home build-to-rent community in Denton, Texas, a northern suburb of the Dallas-Fort Worth metroplex. Bridge Tower also acquired the initial portion of a 14-acre site to build The Enclave at Fate Village, a 179-home build-to-rent townhome community in Fate, Texas.
