Bridge Tower to Build BTR Community Outside Dallas

The first homes are slated for delivery in early 2027.

Bridge Tower has acquired the initial portion of a 14-acre site to build The Enclave at Fate Village, a 179-home build-to-rent townhome community located in Fate, Texas. The developer will break ground on the project in the next few weeks, with the first homes expected to deliver in the first quarter of 2027.

The second phase of land acquisition will take place around December 2026, a Bridge Tower spokesperson told Multi-Housing News.

The luxury community will contain two- and three-bedroom townhomes ranging from 1,350 to 1,650 square feet. Homes will include two-car garages and fenced backyards, in addition to integrated smart home technology, stainless steel appliances and open-concept living areas.

Community amenities will include a pool, fitness center and outdoor green space, along with grilling areas.

Located at 1290 Memorial Parkway, The Enclave at Fate Village is about 28 miles outside downtown Dallas. The site provides close access to Interstate 30, and Dallas Fort Worth International Airport is some 47 miles west.

Dallas-based Bridge Tower was founded in 2013 and is a developer of single-family homes for both rent and sale. The firm has more than 5,000 units in its portfolio or under construction.

DFW’s SFR/BTR market outshines multifamily

The SFR/BTR market in the Dallas-Fort Worth metro outperformed the broader multifamily sector last year, according to the most recent Yardi Matrix report, with year-over-year rents for single family rentals down 0.1 percent to $2,250 as of September 2025, compared to the broader market’s 0.4 percent decline to $1,518.

Dallas-Fort Worth remained in the spotlight as the metro with the highest volume new apartment construction nationally in 2025. The metro saw 40,666 units across 162 properties delivered last year, according to Yardi Matrix data, slightly above the figures registered in 2024, when 40,497 residences were completed across 157 communities.

In October 2025, Blackstone’s Tricon Residential, together with HHS Residential, delivered 267 single-family rental units in Garland, Texas, and Saginaw, Texas, two DFW suburbs. Those communities are known as Tricon Garland and Tricon Saginaw, and together they bring the number of rental homes operated in Texas by Tricon to more than 1,200 units.
