Wood Partners Adds to Texas Footprint
Its Altera brand is coming to a Dallas suburb.
Wood Partners is set to further its footprint in Texas with Altera Rayzor Ranch, a 192-unit community in the Dallas suburb of Denton. The project broke ground last week and is expected to deliver by the third quarter of 2025.
Altera Rayzor Ranch is centrally located within the Rayzor Ranch master-planned development. Residents will be nearby Interstate 35, offering direct access to the Dallas-Fort Worth area.
The 182,000-square-foot Class A garden-style project features one-, two- and three-bedroom layouts. Amenities will include a pool, fitness facility, programmed green space and outdoor socializing areas with fire pits and gas grills, coworking areas and meeting spaces.
Altera Rayzor Ranch is part of the Wood Partners’ Altera brand, an attainable housing initiative offering upscale living at cost-effective rates. The company announced the brand in May. Its first two offerings were Altera Union City near Atlanta and Altera Land O’ Lakes near Tampa.
Altera communities are completed with upscale finishes such as granite countertops and stainless steel appliances. The developer saves on costs by selecting well-located suburban sites rather than more expensive urban locations, executing an efficient and consistent design and embracing minimalistic landscaping.
Wood Partners’ Texas portfolio
Wood Partners continues to be active across the Lone Star State with numerous groundbreaking projects in several active markets. In June, Wood Partners and partner EIG EuroInvestor GmbH broke ground on Alta Westover Hills in San Antonio, its 12th community in the region. The 312-unit community is anticipated to complete in June 2025.
Additionally, Wood Partners delivered Alta Wildhorse Ranch, a new luxury townhouse community in Austin in June. The 267-home property includes one-, two- and three-bedroom floorplans as well as two studio apartments.
According to Colliers’ 2024 Dallas-Fort Worth Multifamily Report, Denton County exceeded 1 million residents last summer, making it the seventh-largest county in Texas. As of the second quarter of this year, that area again led the nation in apartment completions over the past 12 months, delivering 39,140 units.
