Wood Partners Breaks Ground on Boston-Area Development

Wood Partners has commenced construction on Alta Thoreau, a 237-unit multifamily community in Boston’s suburb of Concord. The development is slated for delivery in February 2028.

The developer’s recent construction spree has mainly coagulated in suburban areas of gateway markets. The groundbreaking at Alta Thoreau comes on the heels of Wood Partners’ construction start at Altera Heights last month. The 280-unit project near Raleigh, N.C., is expected to be completed by the end of 2027. In May, the company broke ground on Alta Newnan Crossing, a 274-unit development in Atlanta’s suburb Newnan.

Construction streak continues in metro Boston

Upon completion, Alta Thoreau will feature units with one-, two- and three-bedroom layouts across two five-story residential buildings. Out of the total number of apartments, 54 will be designated as affordable housing, according to Yardi Matrix information. Shared amenities will include Pilates and yoga studios, lounge, library, swimming pool, pet spa, dog park and grade-level parking area with 394 spots.

The two buildings will stand at 265 and 269 Forest Ridge Road, four miles from Massachusetts State routes 2 and 62, which connect the area to downtown Boston, some 25 miles southeast. The community is also in proximity of parks and golf courses, as well as several retail options along the thoroughfares.

As of April, new multifamily construction activity in Boston comprised 13,400 units underway, out of which 81.5 percent across Lifestyle developments. Another 110,000 units were in the planning and permitting stages, according to a recent Yardi Matrix metro report.

Multifamily projects in metro Boston that have broken ground during recent months include Tremont Asset Management’s 259 Lenox St., a 145-unit community Norwood, Mass. and Leggat McCall Properties’ Building F, a 266-unit property near downtown.
