Wood Partners Breaks Ground on Baltimore Community’s 2nd Phase

Opening in 2024, the new phase will bring the project's total units to approximately 550.

Wood Partners has started construction on the second phase of its Alta Federal Hill project. The company is expecting to open The Quill by Alta in 2024, with plans to start preleasing at the 270-unit community in the first half of the year. Wood Partners, which is developing the project, is also the general contractor. JDAVIS is the architect, with CID enlisted to be the interior designer.

The Quill by Alta will offer units in micro, junior, one-, two- and three-bedroom floorplans. The units will be built with nine-foot ceilings, soft-close cabinetry, quartz countertops and stainless steel appliances, while select units will have walk-in closets and patios.

Residents will have access to the community’s outdoor amenities including a pool, tanning deck, outdoor entertainment area, pet spa, dog park and rooftop lounge. The approximately 290,000-square-foot community will also have a club area with televisions, lounge seating, coworking spaces and conference rooms, as well as a fitness center and a sports lounge.

Located at 1900 S Hanover St., the community gives residents access to South Baltimore’s restaurant and entertainment options, including Oriole Park at Camden Yards and M&T Bank Stadium. The community’s location in Baltimore’s Federal Hill District also allows for a quick commute to the area’s major employers, including Johns Hopkins Hospital, Under Armour, Exelon and T. Rowe Price.

Once completed, The Quill by Alta will be the second and final phase of Wood Partners’ Alta Federal Hill project. The newly-built community will complement the existing 275-unit first phase, which was delivered in October 2021. According to Yardi Matrix data, Alta Federal Hill is currently 88.4 percent occupied.

The Quill by Alta also represents the third project in the Baltimore area for the company, Scott Zimmerly, an executive managing director at Wood Partners, said in prepared remarks. Wood Partners previously developed the 371-unit Alta Brewers Hill, which was sold in December 2021.
