Vista Residential Breaks Ground on Savannah Apartments

The luxury project will be part of a master-planned mixed-use development.

Vista Residential Partners, in a joint venture with Batson Cook Development Co., has begun construction of Riverchase Vista, a 300-unit luxury apartment community located at 100 Chatham Center South in Savannah, Ga. The ongoing project is part of the master-planned Chatham Center, a mixed use multifamily, business and retail development being built in suburban Savannah. Completion is expected sometime in 2024.

Riverchase Vista is being designed by Niles Bolton. The community will feature a mix of one-, two- and three-bedroom living arrangements averaging 1,000 square feet, with stainless steel appliances, plank flooring, laundry machines and 9-foot ceilings. Residents will have access to a swimming pool, clubhouse, fitness center and concierge services. As part of the Chatham Center, the property will be adjacent to a 43-acre lake, with residences connected through landscaped walking paths.

Savannah soars

Situated along Interstate 15, the community is within 4 miles of downtown Savannah, which has seen a boost in large-scale industrial, retail and tech investment from companies such as Amazon and Hyundai, both of which are planning new logistics and manufacturing facilities. Such moves are anticipated to create thousands of jobs. In recent years, the city has become an emerging multifamily market due to its lower cost of living and warm climate. The occupancy rate of 97 percent is well above the national average, while asking rents have averaged $1,432 in the same period, according to Yardi Matrix data. Another recently announced luxury development in the area is Standard Communities’ development of The Line, a 219-unit adaptive reuse project.

Viewing the development of Riverchase Vista through such a lens, Vista Residential Senior Director Natalie de Guardiola told Multi-Housing News, “With new manufacturing plants opening, a booming port that is an economic powerhouse and steady job growth between other major employers, Savannah’s economic and population growth will only be amplified. Riverchase Vista continues Vista and BCDC’s strategy of developing high-quality housing to meet the needs to of the growing working-class demographic.”

The collaboration between Vista Residential and BCDC marks the firms’ third joint project and the second in The Peach State. In October, the partners broke ground on a 279-unit community in suburban Atlanta.
