Standard Communities Working on $60M Savannah Project

Standard Communities is planning to develop The Line, a 219-unit luxury community in Savannah, Ga. The project, capitalized at roughly $60 million, is slated for a 2024 completion.
Standard Communities acquired an already existing building, constructed in 1926 by Atlantic Coast Line Rail Road, which will be transformed and integrated into the project, maintaining its original structure. The company worked with Walker & Dunlop, which originated a $47 million construction loan, according to Yardi Matrix data.
The Line will consist of 32 units in the original building, with 187 apartments developed in an adjacent structure. The community will encompass a mix of studio, one- and two-bedroom apartments. Common-area amenities will include coworking spaces with two conference rooms, a clubroom, a lounge, a terrace, a swimming pool and sundeck, a fitness center and yoga room, as well as a grill area.
Located at 601 Liberty St., The Line is just 1 mile from downtown Savannah, and has access to Harry S. Truman Parkway. The community is near several cultural attractions, including museums, historical landmarks, art venues and theaters. Dining and retail options are available in the surrounding area, along West Broughton and East Congress streets.
Currently, The Line is Standard Communities’ only project in the Savannah market, according to Yardi Matrix data. The company remains active across the country, with its list of large moves including the $130 million acquisition of a 244-unit luxury community in South Gate, Calif.
