Vista Residential Partners Breaks Ground in Atlanta
Creekview Vista is part of the firm’s strategy to build in suburban locations near major metros, which lack adequate quality workforce housing.
Vista Residential Partners is furthering its footprint in the Atlanta metro area after breaking ground on its 279-unit community in LaGrange, Ga. The firm started construction on Creekview Vista, while also landing joint venture equity and construction financing for its project.
Natalie de Guardiola, director at Vista Residential Partners, told Multi-Housing News that the firm plans to welcome its first residents into Creekview Vista in December 2023, while full completion is planned for early-to-mid 2024. A joint venture between Batson Cook Development Co. and Blue Vista Asset Management provided equity for the project. De Guardiola also told MHN that the project received construction financing from Trustmark Bank.
Creekview Vista will offer one-, two- and three-bedroom units with floorplans that average nearly 1,000 square feet. The units will be built with stainless steel appliances, 9-foot ceilings, vinyl plank flooring and in-unit washers and dryers. The community will feature a clubhouse, pool, fitness center, pet park and 24/7 package concierge as the community’s amenities.
The developer will build Creekview Vista on a 36-acre site on Hamilton Road near Georgia’s International Business Park. The location will give residents convenient access to Troup County’s major employers, including Amazon, KIA, Walmart, Duracell, Kimberly-Clark and West Georgia Technical College, while also being a roughly hour-long drive away from Atlanta.
Building out its suburban portfolio
Eduard de Guardiola, CEO of Vista Residential Partners, said in prepared remarks that Creekview Vista continues the firm’s efforts to build in suburban locations near major metros that have limited new supply of quality workforce housing. The firm is headquartered in Atlanta, but has nine regional offices to focus on acquisition, development and construction of communities throughout the U.S.
The firm currently has more than 2,600 units under development in the Georgia area, as well as more than 1,500 units under development in the Carolinas. The firm also has projects in Florida, Texas and Tennessee currently under construction. Earlier this year, Vista Residential Partners closed on a 33-acre site in McDonough, Ga. that will be used to build a 348-unit mixed-use development roughly 30 miles away from Atlanta.
