Toll Brothers, Equity Residential Open Texas Property

The partners have been working on the Fort Worth community for two years.

Toll Brothers Apartment Living and Equity Residential have opened The Sadie, an apartment community in Fort Worth. The companies marked the opening of the 362-unit property with a ribbon-cutting ceremony last week, representing the realization of a development that kicked off in 2022.

The property offers studios, as well as one-, two- and three-bedroom units in a mid-rise setting. The community’s first residents have lived in the property since May 2024.

Each residence features kitchens with quartz countertops, European-style cabinetry and energy-efficient stainless steel appliances. The units’ open floor plans include light-filled living areas and hardwood-style flooring, as well as large closets. Some homes include private balconies.

Common-area amenities include a pool with cabanas and firepits, an outdoor courtyard with seating and grilling stations and a rooftop sky lounge. Interior amenities include a coworking lounge, lobby and resident bar. The property’s fitness center features weight and cardio equipment, along with a yoga studio. Other amenities at The Sadie include a gaming lounge and a pet park and spa.

Located at 228 Athenia Dr., residents are situated in the River District. Dining, retail and entertainment options are available nearby while the Cultural District, Fort Worth Stockyards and Trinity Trails are a short drive away.

DFW’s multifamily activity

The partners are no strangers to the DFW market. Late in 2024, Toll Brothers and Equity Residential opened another mid-rise in the area, the 357-unit Remy in Frisco. Community amenities include a pool with a sundeck, an outdoor courtyard with a kitchen, a two-story fitness center with a yoga room and a sky lounge.

Dallas-Fort Worth multifamily fundamentals remained sluggish in 2024 as the market worked its way through large volumes of new supply, spurred by post-pandemic development that continues with some energy. Developers delivered 20,481 units in DFW during 2024’s first three quarters, with another 62,211 apartments underway. Asking rents fell 0.1 percent on a trailing three-month basis through September, to $1,541, as properties competed with each other for tenants.
