Thompson Thrift Plans Boise-Area Development

This marks the company's entry into Idaho.

Thompson Thrift has announced plans to develop The Logan, a Class A multifamily community in Nampa, Idaho, some 20 minutes southwest of Boise. The company expects to commence construction this month and complete the 264-unit, three-story development in the winter of 2026.

Situated on 12 acres at 2516 W. Karcher Rd., The Logan will feature one-, two- and three- bedroom layouts averaging approximately 1,000 square feet. Features and finishes of the apartment homes will include hardwood-style flooring, walk-in showers, glass-top ranges, stainless steel appliances and multiple smart home capabilities. Select homes will include a dry bar, private patios or balconies, yards and detached garages.

The Logan will feature a fitness center, pool, dog park, Starbucks coffee bar, valet trash service, outdoor entertainment area with grilling stations, billiards and shuffleboard area and focus suites.

Future residents will have access to Boise’s major job centers thanks to connectivity to Karcher Road and Interstate 84. Among the major employers in the area are Plexus, a global logistics leader; J.R. Simplot, an agricultural enterprise working in plant nutrition and food processing; and St. Luke’s Nampa, a not-for-profit health system.

The Logan marks Thompson Thrift’s entry into Idaho. The company now operates in 23 states with eight new multifamily developments targeted for 2024.

High growth in Idaho’s wine country

Situated in the northwestern region that serves as Idaho’s wine country, Nampa is the third largest city in Idaho. It is also the top boomtown in the U.S., according to the most current Smart Asset ranking. The city offers an outdoor lifestyle attractive to those who enjoy hiking, camping, fishing and skiing without traveling far from home.

Nampa is located in Canyon County with a population expansion of 3.23 percent in recent years. Boise’s Ada County and Nampa’s Canyon County have similar growth statistics. However, Canyon County has less than 20 percent of the total multifamily inventory and only 20 percent of the region’s development activity.

Last month, Thompson Thrift announced plans for a 276-unit multifamily community in Colorado Springs. Switch, a luxury property, is expected to welcome its first residents by next year’s fall. It marks the company’s 18th multifamily project in Colorado.
