Tampa-Area MHC Trades
The 200-homesite property previously changed hands two decades ago.

Bedrock Communities has acquired Imperial Manor, a 200-homesite manufactured housing community in Lakeland, Fla., for $10 million, according to Polk County public records. The previous owner was a private individual that had owned the mobile home community since 2004.
The same source shows that Prudential Financial Inc., through PGIM Real Estate, originated a $9 million acquisition loan for the buyer. HARRI5 brokered the deal on behalf of both parties.
Built in 1969, Imperial Manor is a 55-plus community at 1 W. Imperial Drive that features a heated swimming pool, a clubhouse with billiards and darts, a shuffleboard, a library, laundry facilities and other recreational activities. The gated manufactured housing community is pet-friendly and provides access to a lake, paved streets and off-street parking spaces.
Imperial Manor is close to Interstate 4 and several bus stations. Tampa, Fla., is some 30 miles away from the property.
Since the beginning of the year, MHC investment activity in the Southeast has been intense. Marcus & Millichap brokered the $12.8 million sale of Cape Fear Village in Fayatteville, N.C., and also arranged the sale of a three-property manufactured housing portfolio in the same area.
