Sunrise to Helm Lease-Up at Luxury SoCal Community
Located east of San Diego in El Centro, Calif., the project will comprise 242 units developed in three phases. Leasing of the 84-unit, $12 million first phase is underway.
Sunrise Management, a San Diego-based specialist in management of multifamily properties, has been named to handle all marketing, management and leasing for Town Center Villa. The new multifamily residential development is situated in El Centro, Calif., the county seat of Imperial County, directly east of San Diego.
Located at 2100 North 10th Street in El Centro, the $12 million first phase of the 240-unit project is now complete and features 84 residences currently available for lease.
The entire development will be built out in three phases, with the second and third phases earmarked to collectively provide an additional 158 residences.
“The team at Sunrise Management knows this market very well and it sets us apart from competing properties,” Sunrise Management vice president of marketing Melissa Deen told MHN. “In addition to digital marketing efforts, we also put heavy weight on grass roots and guerilla marketing [and are] focusing on partnerships with local businesses.”
Designed in a Spanish style with a modern motif, Town Center Villa offers one and two-bedroom residences ranging from 700 to 1,045 square feet in size. The open floor plans feature quartz countertops, wood plank-look flooring, icemaker-equipped refrigerators, ceiling fans, generous double-vanity sinks in master baths, walk-in closets and patios.
Select units feature attached garages.
Common-area amenities include a pool and sundeck, spa, 24-hour fitness center, clubhouse, resident business lounge and secure gated access. Town Center Villa offers a convenient location close to public transportation, the 8 Freeway and a wide variety of shopping destinations ranging from Lowes to Target, Costco and Walmart.
Nearby natural areas promise to offer residents attractive recreational opportunities. Such scenic attractions include Cleveland National Forest, Anza-Borrego Desert State Park and North Algodones Dunes Wilderness.
“The biggest challenge we have at Town Center Villa is that it is beautiful luxury community with a limited market for prospective residents,” Deen explained. “El Centro is a relatively small community, and this property is top of the market. This hurdle is being surmounted by Sunrise Management due to our marketing efforts.
“We have found that while the existing market is limited, it is also up and coming. Digital marketing is key, and we have attracted many new residents relocating to El Centro from online advertising.”
Los Angeles-based YK America is the owner and developer of the property. Los Angeles-headquartered TSA Architects designed the community, and the contractor is El Centro-based Mike Mordah Construction.
