Student Housing’s Shifting Fundamentals: A Q&A With Tyson Huebner
Yardi Matrix’s Tyson Huebner examines student housing occupancy, slowing rent growth, concentrated supply, enrollment trends and P3 activity.
Student housing occupancy remained stable during the 2026-2027 leasing season, but rent growth slowed considerably. Preleasing across Yardi 200 reached 93 percent in August, 80 basis points above Yardi Matrix’s final August 2025 estimate, while leasing season rent growth averaged 1.1 percent, according to the data provider’s latest report. After assessing the early fundamentals in March, Tyson Huebner, director of research at Yardi Matrix, returns to explain how operators maintained occupancy and what’s next for the sector heading into 2027.
Performance varied significantly across university markets. At Purdue, Arizona State and North Carolina State, large deliveries coincided with rent declines and preleasing that trailed last year’s pace. Florida State, the University of Central Florida and South Carolina absorbed newly delivered beds more successfully, although operators in some markets sacrificed rent growth to fill beds. Huebner links the gap to concentrated construction activity around certain campuses, slower enrollment growth and declines in international enrollment.
Despite those imbalances, development continues around major institutions. In College Station, Texas, Huebner estimates that roughly 5,600 beds are under construction, making it one of the largest pipelines he has seen. Recent projects include Core Spaces’ 2,201-bed Hub College Station and the planned 922-bed Rambler Northgate, developed by a joint venture between LV Collective and Peninsula Investments.
