LV Collective JV to Develop Texas Student Project

This will be the tallest building in the city.

A joint venture between LV Collective and Peninsula Investments will develop Rambler Northgate, a 922-bed student housing project in College Station, Texas. The community, set to be the tallest building in the city, will come online in summer 2028.

Partners on the $125 million project include OZ Architecture, JE Dunn as general contractor, Variant Collaborative as interior designer and Site Design Group as landscape architect. UMB provided construction financing for the development.

This is the second of three planned student housing projects within Legacy Point, the mixed-use master plan developed by LV Collective and Culpepper Realty Co. Upon completion, the 10-acre campus will comprise 3,000 beds across five buildings and more than 50,000 square feet of retail, entertainment and outdoor amenity space.

The 342-unit Rambler Northgate will rise 24 stories at 725 University Drive, across from the Texas A&M University at College Station campus and close to several dining options. Kyle Field and the city center will also be less than 2 miles away.

Apartments will feature one- to six-bedroom floorplans and will have bed-to-bath parity. Shared amenities will include a swimming pool with multiple hot tubs, a jumbotron, integrated café, multi-sport simulator and mezzanine-level coworking space with private study rooms. The community will also include a clubhouse, fitness center, yoga studio, sauna and cold plunge.

LV Collective’s expanding student housing portfolio

LV Collective’s portfolio includes more than $6 billion in student housing and multifamily assets, totaling north of 16,000 beds and 6,000 units.

The company’s development pipeline currently includes the 749-bed Rambler Clemson, a future community in South Carolina that will serve Clemson University. The firm is partnering with Harrison Street Asset Management for this project.

The duo is also building another Rambler-branded community in Blacksburg, Va. The 862-bed development will come online in two years, before the academic year.
