New York—Sherwood Equities has boldly gone where no other Manhattan developer has ventured before, unveiling the first-ever, ground-up-construction, free-standing Manhattan sales gallery. The gallery is across the street from the developer’s new boutique condominium at 500 West 21st Street next to the High Line in West Chelsea, which will welcome first residents early next year.
The 3,850-square-foot, two-story sales gallery features lofty 30-foot ceilings, as well as a sprawling 2,000-square-foot rooftop garden overlooking the High Line. Located at 508 West 20th Street, the sales gallery is showcasing a full-size model kitchen and master bedroom by Mark Zeff, the residences’ interior designer.
What has been the sales gallery’s impact thus far?
“It shows potential buyers the level of our commitment, both to the project itself, and to the level of detail we’ve incorporated into every aspect of the development,” Sherwood Equities senior vice president Ryan Nelson tells MHN.
Two out of every three residences at 500 West 21st Street will have their own outdoor spaces. What’s more, all the residents will enjoy very generous levels of light and air, owing to fact the development encompasses an entire block front.
“Among the many great features of 500 West 21st Street is its abundance of private outdoor space,” developer Jeffrey Katz, CEO of Sherwood Equities, says. “The sales gallery, with its soaring glass entryway and remarkable ceiling heights, contains a full-scale model apartment, which creates an authentically tangible experience. Buyers can get a real sense of the size and elegance of these homes and imagine themselves living there.”
When its purpose has been realized and all sales at 500 West 21st Street have been finalized, the ground-up-construction sales gallery will very likely be offered for lease.
The stand-alone space would be the ideal setting for an art gallery, boutique shop or a restaurant, Katz reports.
“It would give a business owner an opportunity to establish a unique identity along the High Line and in one of Manhattan’s most popular neighborhoods.”
Nelson adds that the residential market in Manhattan had fully recovered by the time Sherwood Equities was ready to develop 500 West 21st Street. “We took our time, didn’t rush things, and were very deliberate, from both a project and a timing standpoint,” he recalls. “The West Chelsea submarket has been evolving since the 2005 rezoning from manufacturing to commercial and residential.”
A number of the industry’s top players collaborated to create the condominium at 500 West 21st Street. They include acclaimed architectural designers Kohn Pedersen Fox Associates (KPF), who under the direction of Paul Katz imagined the handsome exterior facade.
TriBeCa-based landscape architect Rees Roberts + Partners LLC created the outdoor garden that will be planted between the High Line and the residences. The garden will be distinguished by its 40 foot-high trees and mature foliage that will secure privacy and provide visual appeal for owners. Mark Zeff, president of his eponymous interior design firm, also situated on 20th Street, has created a comfortable-industrial aesthetic for the residences and amenity spaces. The exclusive marketing and sales agent is Corcoran Sunshine Marketing Group.
Concludes Nelson: “It’s another addition to this high, high-end architectural alley.”
