ROVR Development Begins Pre-Leasing Miami Community

The 300-unit transit-oriented property is expected to open this summer.

ROVR Development has started pre-leasing its residential project that’s being built atop the Miami Parking Authority’s headquarters and garage. The developer began construction on Grand Station Apartments in August 2019 and is expecting to complete the luxury community and welcome its first residents in the summer.

The $70 million project was the result of a public-private partnership between ROVR and the Miami Parking Authority (MPA). The partnership allowed the developers to build residential units on top of the MPA’s headquarters, while also expanding the agency’s garage with 350 parking spaces. Zyscovich Architects and Anillo, Toledo, Lopez LLC were tapped to design the community, while Monument Real Estate Services, a subsidiary of the A-Rod Corp Co., will manage the property.

The 300-unit community will offer studio, one- and two-bedroom floorplans that range in size from 463 to 957 square feet. Residents of the 30-story luxury tower will also get access to a rooftop terrace, outdoor kitchen, fitness center, spa, business center, clubroom, concierge, dog spa, two pools, bike storage and 24-hour package lockers.

Located at 240 N. Miami Ave., the community is also a five-minute walk to Government Center’s Metrorail, Metromover and bus hubs as well as MiamiCentral’s Brightline rail service and its upcoming Tri Rail service. 

SHORT SUPPLY OF LUXURY HOUSING

Oscar Rodriguez, principal at ROVR, said in prepared remarks that downtown Miami was in immediate need of luxury housing near the city’s amenities and transportation options.

“Aside from short supply in general, there is limited supply for transit-oriented developments such as this one,” Rodriguez told Multi-Housing News. “In an urban center that’s seeing a greater focus on walkability and pedestrian-friendly infrastructure, the need for affordable, accessible luxury, with excellent amenities, all near major transit hubs, was evident.”

Ricardo Vadia, also a principal at ROVR, said in prepared remarks that the new community would serve local office workers, Miami Dade college students, employees in the Health District and others. ROVR also recently completed a 26-unit luxury waterfront development in Miami in 2019 that’s roughly 4 miles away from Grand Station Apartments.
