Quarterra Launches Leasing at Nashville Community

Quarterra Multifamily, a subsidiary of Lennar Corp., has started the leasing of Towne Nashville, a 329-unit luxury multifamily community in Nashville, Tenn. The property is subject to a $45 million construction loan from Wintrust Bank, originated in 2020, according to Yardi Matrix data.
The mid-rise community comprises one- and two-bedroom floorplans ranging from 631 to 1,171 square feet along with 7,500 square feet of retail space. Apartments feature quartz countertops, in-unit washers and dryers, smart locks and walk-in closets, as well as private balconies or patios for select layouts. Common-area amenities include a fitness center, swimming pool, clubhouse with golf simulator, work-from-home suites and a dog run, along with 415 parking spaces in a six-floor garage with four EV charging stations.
Located at 808 Garfield St., the property is near Highway 41 and Interstate 65, and less than 2 miles from downtown Nashville. It is situated in the Germantown neighborhood, which features numerous high-end retail and dining options, as well as entertainment venues. It is also some 10 miles from the Nashville International Airport.
Quarterra is expanding throughout southeastern markets, having recently opened a 303-unit property in Charleston, N.C., in partnership with Cresset Partners. In May, the firm started leasing a mid-rise development in Charlotte, further expanding its portfolio in the Carolinas. Currently, the company has eight properties under various stages of planning and development in the southeast, totaling 1,533 units.
