Quarterra Multifamily Starts Leasing at Charlotte Community

The developer expects to complete the 273-unit community in July.

Quarterra Multifamily has started leasing at its fourth multifamily project in Charlotte, N.C., which is scheduled for completion this summer.

Pat Foster, development manager with Quarterra, told Multi-Housing News that the firm started construction on Miller & York in July 2021. Since then, Quarterra has completed the first portion of the project, which includes roughly half of the units, the leasing offices, and some common spaces. The firm is targeting a final completion for Miller & York for July 2023, said Foster.

The 273-unit community will offer studio, one- and two-bedroom floorplans, ranging from 560 to 1,135 square feet. The units are built with smart home tech, hardwood-style flooring, graphite quartz countertops and walk-in closets, while select units have kitchen islands. Community amenities include a pool, clubhouse, fitness center, catering kitchen, lounge area, sky terrace, dog park, patio with fireplace, grilling stations and coworking spaces.

Located at 235 Verbena St. in Charlotte’s Lower South End, the community will give residents nearby access to the neighborhood’s rock climbing gyms, antique malls, beer gardens and restaurant and retail options. The community is also located near the city’s major thoroughfares, including Interstate 77, Billy Graham Parkway, Highway 49 and South Boulevard, while also being close to the Scaleybark Station of the LYNX Blue Line light rail.

Building communities in the Carolinas

Besides Miller & York, Quarterra has three other communities that make up its Charlotte portfolio, all of which are midrise-style developments.

”Quarterra is always looking for areas of future growth especially in markets where we can help meet the needs of renters,” Foster told MHN. “Charlotte, along with the Carolinas region in general, are top performing markets [where] we will consider expanding our footprint.”

The firm has been working on growing its South Carolina portfolio as well. In December, Quarterra formed a joint venture with Nuveen Real Estate and broke ground on a 312-unit community in Summerville, S.C. More recently, Quarterra started preleasing at its 414-unit luxury mixed-use community in Stamford, Conn. called The Smyth.
