Greyhound Village and University Lofts are owned by Strategic Capital Partners and add 780 beds to the management company's portfolio.

Atlanta, Ga.-based student housing management, consulting and development company Peak Campus has been tabbed to handle management of Greyhound Village and University Lofts in Indianapolis, serving University of Indianapolis students. The assignment represents the company’s debut in the Circle City. By adding 780 beds to the Peak Campus portfolio, it also expands the on-campus management experience of the company.

Both student housing communities were developed and are owned by a joint venture of Indianapolis-based Strategic Capital Partners LLC and the University of Indianapolis. Peak Campus intends to closely collaborate with ownership through its management assignment.

Located on the northwest corner of campus next to Krannert Memorial Library, Greyhound Village is comprised of 196 units and 480 beds and was built in 2016.

The community features one-, two-, three- and four-bedroom apartments with a corresponding bed-to-bath parity. The residences come fully furnished with upscale furniture, appliance package featuring washer-dryers and private balconies and patios.

Daily communication

The 118-unit, 300-bed University Lofts, to serve undergraduate and graduate students, is under construction. The community will deliver in two phases in January and July of 2019. It will feature one-, two- and four-bedroom apartments.

Consistency is crucial to building community rapport both with residents and the university, and we have the opportunity to strengthen this by delivering a new, superior customer experience to the residents at Greyhound Village and University Lofts,” Peak Campus COO Casey Petersen told MHN.

We prioritize resident satisfaction and well-being in every decision we make. And as such we need to execute on this not only through our programming efforts, but in our daily communication, facilities management and responsiveness to residents.”

David Meisenhelder, senior vice president of asset management at Strategic Capital Partners, reported his company is happy to team up with Peak Campus. The company, he said, looks forward to “Their efforts in enhancing the student experience at UIndy and developing a mutually beneficial relationship.”

Scalable platform

Peak Campus has a proven track record of successfully managing the unique day-to-day operations of on-campus assets,” Petersen said.

We have built strong partnerships with a number of universities across the country and the scalability of our platform allows us to provide an exceptional experience to residents that also aligns with the goals and expectations of the ownership and university.”

The approach of Peak Campus to management assignments starts with creating clear, open lines of communication between the Peak Campus team and both residents and university officials, and ensuring these remain well maintained, Petersen added.

We will utilize our wealth of experience to create an authentic resident culture at both Greyhound Village and University Lofts and build upon this by prioritizing intentionality in our programming and daily service efforts,” he said.
