Mission Success: Multifamily Is Still at the Top of the Food Chain

The investment market has been going through a reset, but the industry remains on solid footing, Canyon's Robin Potts says in this podcast.

With economic data continuing to surprise and inflation stabilizing to more manageable levels, multifamily fundamentals remain strong. But one area that the industry continues to see reduced activity in is transactions. The high interest rates and overall lack of stability are generating “a very significant reset” in the multifamily investment market, according to Robin Potts, partner & CIO in Canyon Partners Real Estate’s Los Angeles office.

However, Potts expects sales to pick up later this year, when rates will likely come down. Another trend that she believes we’ll be seeing more of is the allocation of more capital as a proportion of portfolios toward multifamily, as investors try to reduce their exposure to office, which has been under immense stress in recent years.

In terms of capital sources, Potts sees prolonged opportunities for alternative lenders who have now established a more permanent role in the multifamily investment market.
