Mill Creek Residential has launched Amavi by Mill Creek, its nationwide brand of single-family rental communities. The firm will start building Amavi properties this year, with the first groundbreaking taking place in Charlotte, N.C., in the first quarter of 2022.
Callum Parrott, president of single-family rentals for the firm, viewed the single-family, build-to-rent sector as a tremendous opportunity for Mill Creek.
“It’s clear there is strong, sustainable demand for this product,” Parrott told Multi-Housing News. “When you combine our experience in creating great living experiences for apartment residents with the expertise we’re assembling on the single-family team, we are confident Amavi will be a successful endeavor.”
Mill Creek’s new Amavi communities will feature townhome and cottage-style single-family rentals, each with a private yard, garage and smart-home technology. The properties will be developed in suburban markets that offer residents proximity to employment centers, strong school districts and dining, shopping and entertainment options.
Amavi homes will include energy-efficient construction, high-quality interior finishes, smart thermostats, water leak detection, real-time monitoring of water and energy usage and smart access control. Prospective renters will be able to take a self-guided tour of the homes and participate in a customized leasing process that includes the option of a fully contactless leasing and move-in experience.
Mill Creek will develop Amavi by Mill Creek communities within its existing multifamily markets, which include Seattle, Portland, the San Francisco Bay area, Southern California, Phoenix, Denver, Dallas, Austin, Houston, South Florida, Tampa, Orlando, Atlanta, Nashville, Charlotte, Raleigh, Washington, D.C., New Jersey, New York and Boston. The company’s portfolio encompasses 111 communities representing more than 30,500 rental homes.
