Midwood Gets Key Approval for Mixed-Use LA Project

Plans call for 500-plus apartments plus a retail component.

Midwood Investment & Development has secured city council approval for The Residences at Sportsmen’s Lodge, a 520-unit mixed-use development in Los Angeles.

Designed by Marmol Radziner and Olin Studio, the project will feature a mix of studio, one- and two-bedroom floorplans, as well as more than 45,000 square feet of retail space. Of the total number of units, 78 residences will be designated as affordable housing.

The development plan calls for the demolition of the historic 190-key Sportsmen Lodge hotel. The property was built in the 1960s and received a cosmetic renovation in 2014. It ceased operations following the pandemic, as reported by The Real Deal. The new building is slated to rise up to 94 feet, which has been a source of controversy during the approval process, the Los Angeles Daily News reported.

Located at 12825 Ventura Blvd., within Studio City, the site is roughly 14 miles from downtown Los Angeles and some 7 miles from the Hollywood Burbank Airport. It is also within access of various landmarks, being 10 miles from The Getty and about 12 miles from the Griffith Observatory. The property will be adjacent to the 95,000-square-foot Shops at Sportsmen’s Lodge retail center, also owned and operated by Midwood.

Los Angeles development picks up

Throughout 2023, developers delivered 11,121 multifamily units across the Los Angeles metro area, accounting for 2.4 percent of existing stock, on par with the national average and representing a 13.9 percent year-over-year increase, according to a recent Yardi Matrix report.

At the end of last year, the metro’s under-construction pipeline totaled 31,401 apartments, in addition to 162,000 units in the planning and permitting stages.
