Miami-Area Condo Project Moves Closer to Completion
Cottonwood provided mezzanine financing for the 250-unit luxury development.

Developer Giuseppe Iadisernia has secured a $50 million mezzanine loan for the East Tower at Oasis Hallandale, a 25-story luxury condo development with 250 units in Hallandale Beach, Fla. Cottonwood Group provided the loan in a transaction arranged by WD Capital Group.
The note adds to the senior financing backing the development. S3 Capital issued a $112 million construction loan for the East Tower last May and the developer broke ground on the project a few months later.
The property is one of the two 25-story condo buildings totaling 500 units. The high-rises represent the third phase of Oasis Hallandale, in the works since 2023. The West Tower topped out in early 2025, with completion expected this year, while the East Tower topped out in this March and is expected to be delivered in 2027. MGM Construction Group serves as general contractor.

Oasis Hallandale also includes 60,000 square feet of retail and dining space and 35,000 square feet of office space spread across five buildings. The commercial portion of the property is already operational, with tenants including KC Market, Elve Luxury, Signor Sassi, Oasis Dental and Oasis Fit, among others.
Designed by Arquitectonica, the whole development spans a 10-acre site at 1000 E. Hallandale Beach Blvd., along one of the city’s primary east-west arteries. The location is within within driving distance of Aventura Mall, the city’s oceanfront and Hollywood Beach Boardwalk. Fort Lauderdale-Hollywood International Airport is 7 miles away, while downtown Miami is within 19 miles of the property.
East Tower, up close
The East Tower will comprise one- to three-bedroom residences, with prices ranging from $580,000 to $3.5 million. Apartments are to feature open-concept layouts, floor-to-ceiling windows, glass sliding doors, walk-in closets, balconies, kitchens with Italian cabinetry, bathrooms with double vanities and glass-enclosed showers and powder rooms in select residences.
The property will also include approximately 70,000 square feet of amenities spread across six levels. They include two swimming pools with cabanas, a lounge, a fitness center, a wellness center with hot tub and cold plunge, a yoga lawn, indoor and outdoor movie theaters and conference rooms. A children’s playroom, a playground area with mini soccer fields, barbecue spaces and fire pit areas, a pet park and EV charging stations will also part of the mix.

Developers add major condo projects in Miami
The Miami luxury condo market continues to witness strong development activity, with projects in different stages of construction.
In West Palm Beach, Fla., developer Al Adelson broke ground on a 193-unit tower along the city’s emerging Clear Lake corridor. Completion is expected in 2029.
And in downtown Miami, 14th Street Investments LLC and Cervera Real Estate started construction of 14 ROC in June. The 31-story, 283-unit luxury condominium project is slated for delivery in 2028.
