The Project That’s Bringing a Transatlantic Touch to Miami’s Condo Scene
The first mixed-use development from Europe’s Cloud One Hotels is rising in Wynwood.

The condo market in Miami continues to attract global capital, but it’s no longer just investors from Latin America driving demand. Europeans are increasingly drawn to South Florida for its long-term value and diversification opportunities. German investors and buyers, in particular, are looking for residences that balance livability with strong investment potential.
Condo sales across Miami-Dade County rose 2.4 percent year-over-year through September, according to data from the MIAMI Association of Realtors, and roughly half of the transactions completed in the 18 months ending in June involved international buyers. That appetite for branded and hybrid residential models continues to grow.
Responding to this momentum, a joint venture between Germany-based Motel One Group, BÜSCHL Group of Cos. and ALP.X Group is preparing to break ground on The Cloud One Hotel & Residences Wynwood by year-end. The mixed-use development is set to include 85 condos above a 214-key hotel and is slated to open in 2027.
In this conversation with Multi-Housing News, Sebastian Lüdke, founder & CEO of ALP.X Group, discusses Miami’s appeal to European investors and buyers, and how The Cloud One Hotel & Residences Wynwood aims to blend local character with European sophistication.

What factors are currently driving European interest in Miami? How does it compare to similar U.S. markets in terms of appeal?
Lüdke: Developers see a unique opportunity to introduce European design, hospitality and lifestyle sensibilities to a market with a growing appetite for cosmopolitan living. There’s a clear gap for projects tailored to European tastes, and that demand is driving thoughtful, globally inspired development.
Meanwhile, buyers are drawn to Miami’s warm climate, sports, health and lifestyle offering, cultural vibrancy and international appeal. Compared to traditional hubs like New York, Miami offers greater accessibility, no state income tax and a relaxed yet sophisticated lifestyle, making it an increasingly attractive destination for both groups. Its rapidly expanding tech and finance sectors further strengthen its appeal.
What considerations should European investors be aware of before entering the Miami market? What are the metro’s lesser-known vulnerabilities?
Lüdke: While Miami consistently shows resilience and growth, it’s important for investors to understand a few key risks, especially economic shifts. Fluctuations in interest rates or a broader economic slowdown can impact returns. Staying informed about local regulations, zoning changes and long-term urban planning is essential to avoid unexpected setbacks that may be unfamiliar to European investors so that they’re able to maximize investment potential.
For The Cloud One Hotel & Residences Wynwood, we’re working closely with experienced local teams to navigate these risks and ensure we’re building with long-term value in mind. Despite these considerations, Miami’s strong population growth, international demand and dynamic evolution continue to position it as a highly attractive market for European investors seeking both opportunity and a high standard of living.
Tell us a few details about The Cloud One Hotel & Residences Wynwood and the ways it is set to cater to European investors. What’s your favorite aspect of the project?
Lüdke: The Cloud One Hotel & Residences Wynwood blends smart technology and modern amenities, complete with excellent hospitality experience. The rooftop gardens and swimming pool, al fresco dining spaces, coworking areas and hotel-style services ensure seamless day-to-day living. For many European buyers, the short-term rental flexibility is also a major draw, offering the freedom to enjoy the residence personally while also benefiting from its value as a dual-use property.
My favorite aspect of the project and what I think truly distinguishes it is how it naturally connects to Wynwood’s creative energy. There’s a sense of authenticity and culture in the neighborhood that Europeans can appreciate. I love how it strikes the perfect balance between vibrant city living and relaxed European comfort, adding international flair while maintaining its local roots.
What’s the buyer profile for this project? Are you seeing more interest from institutional investors or high-net-worth individuals from Europe?
Lüdke: While we just recently launched sales for The Cloud One Hotel & Residences Wynwood, we’ve already received significant preliminary interest from high-net-worth individuals from Europe, LatAm and North America alike. Our clientele is particularly drawn to the project’s accessibility, full-service offerings, proximity to the airport and walkability akin to the lifestyle they’re already used to. As Miami and Wynwood continue to evolve as cosmopolitan destinations, we can expect to see continued interest, leading to more targeted activations overseas in these markets to engage with this growing demographic.

How did European design sensibilities influence the design choices for The Cloud One Hotel & Residences Wynwood?
Lüdke: European design sensibilities really shaped every part of The Cloud One Hotel & Residences Wynwood. From the architecture to the interiors, there’s a clear focus on clean lines, modern simplicity and refined detail which is very much in the spirit of the aesthetic you’d find in European countries. Designed by HWKN Architecture and ODP Architecture & Design, the building has this sleek, sculptural look that feels elevated but still connected to the neighborhood.
The European influence is not only seen in the materials or finishes, but also in the balanced living it promotes. There’s a strong emphasis on wellness and connection, with rooftop gardens and shared spaces that encourage interaction. The building is finished by a bold facade, adorned with murals curated by Goldman Global Arts, bringing a creative, local energy that balances the calm, elegant interiors. It’s that balance of European sophistication and Miami vibrancy that makes the project truly special.
Are there any specific features or layouts that European buyers look for in Miami’s luxury residential market?
Lüdke: European buyers in Miami’s luxury market tend to prioritize flexibility, privacy and an indoor-outdoor living experience. The Cloud One Hotel & Residences Wynwood is designed with these preferences in mind, favoring open layouts, high ceilings and features like Juliet balconies that bring light and fresh air. The hospitality-driven model adds another layer of appeal, with hotel-style services that support convenience. The strong security that comes with this model is especially attractive to buyers who spend extended time abroad.
Is Wynwood poised to become a hotspot for European buyers?
Lüdke: Wynwood is uniquely positioned to attract European buyers thanks to its vibrant arts scene, walkable layout and strong sense of community, which are all core elements of the European way of life. It has evolved from an artistic warehouse district into a vibrant live-work-play destination, energized by the arrival of major tech firms, global brands and Michelin-starred restaurants.
The mix of authenticity and modern convenience gives Wynwood a character that feels both culturally grounded and forward-thinking, making it the perfect destination for buyers seeking a neighborhood with depth, energy and long-term value. Wynwood is perfectly located within the greater Miami areas, just minutes away from the international airport, Miami Beach, Design District, Downtown and Brickell. No other area is as strategically located as Wynwood.

Is there anything else you’d like to add? What are your other plans?
Lüdke: The Cloud One Hotel & Residences Wynwood is just the beginning of what we see as a broader opportunity in South Florida. Miami continues to stand out on the global stage not just for its quality of life, but also for its investment climate, and that makes it incredibly appealing to our European network. We’re already seeing strong traction with buyers from Germany, and we look forward to continuing the legacy of The Cloud One brand as it expands its international presence to deliver the same balance of European sophistication that defines it to other markets. Our goal is to continue developing projects that deliver long-term value while staying true to the culture and character of the neighborhoods we build in.
