Seasoned real estate developer Al Adelson has officially started construction on The Berkeley Palm Beach, a 193-unit luxury condominium tower along the emerging Clear Lake corridor in West Palm Beach, Fla.

Arquitectonica, led by Bernardo Fort-Brescia, serves as architect of record and interior designer, while EDSA is the landscape architect. John Moriarty & Associates serves as general contractor. Completion is expected in 2029.

The project has already exceeded $210 million in sales. Prices currently range from $2.5 million to more than $12 million. Douglas Elliman is leading the marketing efforts.

The upscale residential project will rise 25 stories at 550 S. Australian Ave. in the city’s downtown area, just west of the Intracoastal. The site is 3 miles from Worth Avenue in Palm Beach, Fla., a major shopping corridor, and Palm Beach International Airport.

The developer acquired the 1-acre parcel in 2021 for $6.5 million, according to Palm Beach County public records. In 2025, WPC US LLC issued a $30 million construction mortgage, later assigned to New York City-based JVP Management. The new lender then provided a $62.5 million refinancing package through an amended and restated note.

Upon delivery, the property’s unit mix will include one- to five-bedroom floorplans with floor-to-ceiling windows, white oak wood flooring, smart-building technology and private elevators. Residences above the 15th floor will have west-facing views of Clear Lake as well as east-facing views toward the Atlantic Ocean, making The Berkeley Palm Beach one of the only luxury residential projects in the city to offer dual-water views.

Common-area amenities will be spread across the ground floor, seventh floor and rooftop levels. The ground-floor package will include a social lounge, a boardroom, coworking spaces, a dog run, a spa and concierge services.

The amenities on the seventh floor will comprise a fitness center, a spa center, a golf simulator, an outdoor theater and summer kitchens. At rooftop level, the building will include a swimming pool with private cabanas and lounge seating, a kitchen, a party room and an indoor and outdoor lounge.

WPB stands out in South Florida’s condo scene

South Florida’s condominium sector continues to attract more and more interest. Sales recorded a 4.7 percent jump year-to-date as of May, according to Florida Realtors data. In Palm Beach County, investment rose 8.5 percent, while West Palm Beach sales witnessed a 19 percent increase.

On the development side, The Berkeley joined several other luxury projects already in West Palm Beach’s pipeline. One of them is The Ritz-Carlton Residences, a 138-unit waterfront condominium development expected to come online in 2028. In March, Related Group and BH Group obtained $200 million for its construction.

Shorecrest, a 98-unit luxury waterfront condominium tower, is also underway in the city. The property represents Related Ross’ third residential project in West Palm Beach, part of its $10 billion-plus investment plan. In February, the developer secured a $157 million construction loan for Shorecrest.
