Landmark JV Opens Tallahassee Student Housing Community

The 860-bed asset serves Florida State University.

A joint venture between Landmark Properties and Manulife Investment Management has delivered The Mark Tallahassee, an 860-bed student housing community serving Florida State University, located in the city of the same name.

Comprising three buildings totaling 220 units, The Mark is located within walking distance of the FSU campus in the College Town neighborhood. The community contains a mix of studios, one-, two-, three-, four-, five- and six-bedroom units, with each individual room containing a private bathroom.

Niles Bolton Associates served as the architect for the project, which is fully leased for the 2025-2026 school year. Landmark Construction was the general contractor. The project began construction in September 2023.

On The Mark’s rooftop is an 8,900-squarefoot clubhouse, as well as a pool, Jumbotron and spa, alongside with a grill station and fire pits. The property also includes two fitness centers – one outdoor and one indoor – along with a study lounge and collaboration spaces.

All apartments are fully furnished and include hardwood flooring and in-unit laundry. Some of the site’s units are luxury “penthouse-style” apartments, which contain pool tables and upgraded appliances.

As of March, Florida State University ranked first in the top 10 universities for student housing, according to Yardi Matrix data. The school had 5,785 bedrooms under construction at the time, representing 13.6 percent of its enrollment.

Another partnership for Landmark and Manulife

The Mark Tallahassee is the latest student housing collaboration between Landmark Properties and Manulife Investment Management. Earlier this month, the partners opened The Standard at Four Corners, an 890-bed community in Storrs, Conn., serving the University of Connecticut.

The two firms are also working with Peninsula Investments on The Standard at West Lafayette, a 678-bed student housing community near Purdue University. Located in West Lafayette, Ind., the project broke ground in April and is expected to open by fall 2027.

Landmark Properties, whose portfolio includes 115 residential and multifamily communities, has more than 50 student and multifamily housing projects currently in development.
