Landmark JV Kicks Off Purdue Student Project
The 678-bed community is scheduled to come online in 2027.

A joint venture of Landmark Properties, Manulife Investment Management and Peninsula Investments has started construction on The Standard at West Lafayette, a 253-unit, 678-bed student housing community in West Lafayette, Ind. The project is scheduled to come online in time for the fall 2027 academic year.
TSB Capital Advisors arranged construction financing through BMO Bank, which provided an $82.8 million loan, according to public records.
Other partners on the project announced last year include general contractor Landmark Urban Construction and architect of record BKV Group.

The development is rising at 210 West Wood St., within walking distance of the Purdue University’s main campus and 1 mile from Ross–Ade Stadium. Purdue University Airport and downtown Lafayette are less than 2 miles from the site.
The 13-story building will feature fully furnished apartments with studio and one- to four-bedroom floorplans. Select layouts will also include private balconies.
The community is set to comprise approximately 18,230 square feet of amenity space, including a fourth-floor amenity level with seating, grilling area, gaming lounge and interior courtyard, as well as a rooftop clubhouse with outdoor heated swimming pool and fitness center. The project will also have study rooms on every floor and more than 205 parking spaces.
The Standard at West Lafayette is Landmark’s second project in Indiana. The first one to come online is The Standard at Bloomington, a 439-unit community that opened in 2023.
Purdue University’s growing student housing footprint
Preleasing for the 2025-2026 academic year at Purdue University clocked in at 76.7 percent in January, well above the 54.6 percent average registered among the Yardi 200 schools, according to a Yardi Matrix student housing report. There are currently 23 student housing communities serving the university, which encompass more than 5,640 units.
That number is set to grow, as more projects are expected to come online due to rising demand in student housing. Subtext is set to complete VERVE II, a 143-unit, 449-bed student community this August. The project is close to The Standard at West Lafayette.
