Jones Street Unveils New Hampshire Community

The developer landed financing for this luxury project and two others in November 2022.

Jones Street Investment Partners has officially opened 75 Canal, a new community situated in the heart of downtown Manchester, N.H. The 250-unit Class-A multifamily community broke ground in the fourth quarter of 2022.

“The development site is an assemblage of two parcels, which were mostly blighted and underused,” Matt Frazier, CEO of Jones Street, told Multi-Housing News.

The apartment property fills a need for high-quality housing in the Manchester area. Delivering a mix of studio, one-, two- and three-bedroom apartment homes, 75 Canal also offers approximately 2,000 square feet of retail space along Canal Street.

75 Canal was one of three properties that Jones Street secured construction financing for in November 2022. In total, the company secured $179 million for three luxury communities across Maine and New Hampshire.

“The initial exercise of gaining control and preparing for entitlement was extensive and included extraordinary challenges such as removing an easement for a paper—not actual—railroad,” Frazier said. “Once work with the City of Manchester began, though, we found the city to be an eager and efficient partner in the entitlement process.”

Community details

All apartments in 75 Canal feature in-home laundry and oversized windows. Select units offer 12-foot-high ceilings, kitchen islands with pendant lighting and skyline views.

Common-area amenities include a 207-car parking garage with dedicated motorcycle parking and EV charging stations, a fireside lounge, rooftop terrace, fitness center, game room, TV room, pet spa, social lounge, work area and two outdoor courtyards.

Due to its location in the center of downtown Manchester, 75 Canal allows residents to walk to an array of shopping, dining and entertainment options. It is also steps from the University of New Hampshire and South New Hampshire University.

A number of the city’s largest office buildings, including those of TD Bank, United Heath, Oracle, Bank of America and New York Life, are nearby. The location also provides access to both Boston and Concord, along Interstate 293 and I-93.

Last month, Socha took the wraps off of another community in Manchester, N.H. Saddle Rack, a new 64-unit BTR townhouse community, was almost a third preleased before its opening. It is located 4 miles from downtown Manchester.
