Hillwood to Develop 410-Unit Dallas Community
The luxury project is part of a 242-acre master plan.

Hillwood will develop Bonham & Baker, a 410-unit multifamily project in Frisco, Texas. The luxury community will be part of Frisco Station, a 242-acre mixed-use development, and is the company’s fourth project within the master plan.
Preleasing is set to begin in spring 2027, with first units expected to come online in the summer. Completion is scheduled for 2028. Partners on the project include Good Fulton & Farrell as architect and Rampart Multifamily as general contractor. JP Morgan provided financing for the community,
The development will rise at the intersection of John Hickman Parkway and Gridiron Road, some 26 miles from downtown Dallas. DFW International Airport is 22 miles away, while downtown Fort Worth, Texas, is 45 miles southwest.

The community will comprise one- and two-bedroom apartments, as well as two-story townhomes with two- and three-bedroom floorplans. Units will feature walk-in closets and private patios or balconies, while select layouts will also have home office spaces.
Common-area amenities are set to include a resident lounge and coffee bar, wine lounge, coworking space with private offices and a conference room. The property will also have EV charging stations, two fitness centers, a dog park, a game room, sports lounges and two swimming pools with social spaces and cabanas.
The Frisco Station team comprises The Rudman Partnership, Hillwood and VanTrust Real Estate. Upon the full build-out of Bonham & Baker, the master plan will comprise 1,665 apartments homes, 650,000 square feet of office space and three hotels. Cambridge Holdings also recently started work on the development’s first medical office building.
DFW multifamily inventory continues to grow
As of October, Dallas-Fort Worth had 212 multifamily construction projects in the works, which will add 56,585 units to the metro’s inventory upon completion, according to Yardi Matrix information. Additionally, work began on 14,993 apartments across 56 developments year-to-date through the same month.
In September, Trademark Property Co. broke ground on Westbend Residences, a 321-unit community in Fort Worth. Scheduled to come online in the first quarter of 2027, the property will rise seven stories.
The NRP Group is also active in the market. The company started work on Jackson Road, a 370-unit luxury project in Carrollton, Texas. The four-story building is scheduled for completion by the end of next year.
