Core Spaces JV Tops Out Tampa Student Project
Upon completion, the community will total 1,200 beds.

Core Spaces, in partnership with Harrison Street Asset Management, has topped out Hub Tampa Fowler, a 1,195-bed student housing project in Tampa, Fla. This will be the first new student community to enter the market since 2024.
Partners on the project include QuadReal Property Group, TSB Capital Advisors and RD Management, along with Juneau Construction Co. The development broke ground last year and is set to come online in 2027.
The 396-unit property is part of Tampa Rithm, a four-phase redevelopment of the University Mall area into a 100-acre mixed-use development spearheaded by RD Management. At full build-out, the property will comprise some 5,000 student beds alongside multifamily, hospitality, retail and entertainment spaces.

Hub Tampa Fowler represents the joint venture’s second student community within the master plan. The partnership completed the first one, dubbed Hub Tampa, in 2022. The dormitory expansion push aligns with the University of South Florida’s plan to increase undergraduate enrollment by about 4 percent between 2024 and 2028.
The three-building Hub Tampa Fowler is rising at 12202 Club Drive, adjacent to the University of South Florida campus. Downtown Tampa is within 10 miles, while Tampa International Airport is 15 miles away.
The community will have a mix of studio to five-bedroom floorplans, as well as upgraded mansions. Shared amenities will total 15,000 square feet and include a swimming pool, café, fitness center and wellness spa with a cold plunge, sauna and Pilates area. The property will also have three courtyards and 824 parking spaces.
The University of South Florida currently has 16,665 completed student housing beds, according to a recent Yardi Matrix student housing report. The school’s preleasing rate as of January clocked in at 38.4 percent, marking a 1 percent year-over-year decrease.
Core Spaces’ growing southeastern presence
Core Spaces also recently topped out another student housing project. Dubbed Hub Clemson, that development will consist of 1,312 beds and serve the Clemson University campus in South Carolina.
Last year, the firm announced plans for another southeastern project. ōLiv Columbia, also in South Carolina, will be a mixed-use campus that is set to encompass 2,360 student beds and 720 market rate units. Completion is scheduled for the summer of 2028.
