Core Spaces JV Breaks Ground on Clemson Student Housing
This will be Core Spaces' third student housing development located near the city's University.

A joint venture between Core Spaces and Kanye Anderson Real Estate has begun construction on Hub Clemson, new seven-story, 394-unit, 1,303-bed student housing development located near Clemson University in Clemson, S.C. The community is slated for completion in June of 2027.
Hub Clemson’s development site will span 821,000 square feet. The community’s apartments will range from studio to five-bedroom layouts, and it will also have three-story townhomes. Students living at Hub Clemson will have access to a rooftop pool, lounge, fitness center, coffee shop and green spaces that connect to the Keowee Trail.

The developers also intend to add outdoor dining areas, pathways, and entertainment spaces for students and the surrounding residents, as the development is an expansion of the nearby Abernathy Park. Additionally, the property will feature 8,700 square feet of retail space and over 800 parking spaces for residents.
Core has brought on Juneau Construction Company to serve as the general contractor. Northworks Architects is designing the community, with Harken Interiors and Core’s in-house design team for interior design. TSB Capital Advisors was brought on to advise the partnership on financing for the project.
The future student housing community is being built at the corner of Tiger Blvd. and College Ave., with Abernathy Park located behind the property. The Amtrak Clemson station is a quarter mile away and the South Carolina Botanical Gardens are approximately two miles away.
Clemson University’s student body
According to Yardi research data, Clemson University’s total enrollment in Fall 2024 was 29,077 students, with 23,401 enrolled in undergraduate programs. The same source shows that preleasing for the 2025-2026 school year at Clemson University is 86.7 percent, which is above the national rate of 73.2 percent that was recorded in April.
The average rent for the area is listed as $989 per bedroom and about $3,054 per unit. Hub Clemson is not Core’s first student housing project for the University. In 2023, the real estate developer acquired Clemson Lofts for $77 million. The property features 640 student housing units, which the new owner also manages. Core Space also owns and operates The Pier, a 207-unit, 914-bed community at the University.
Core Spaces’ student housing activity
Currently, Core Spaces’ student housing portfolio spans 49,000 beds across its owned and managed properties. The company has approximately 45,000 beds at various stages of development. Earlier this year, QuadReal Property Group provided Core with construction financing for Hub Packard in Ann Arbor, Mich., a 1,000-bed community intended to house students of the University of Michigan when it comes online in June 2027.
Last year, the company delivered on six student housing projects totaling 4,549 beds, according to Business Wire. Core opened new communities across California, South Carolina, Pennsylvania and Ohio. Over the next couple of years, the company is slated to bring another 4,800 beds online in Wisconsin and Tennessee.
