Core Spaces Plans South Carolina Mixed-Use Towers

The development will have a mix of market-rate and student housing.

Core Spaces has announced plans to develop ōLiv Columbia, a mixed-use student housing and market rate property located near the University of South Carolina in Columbia, S.C. To be located at 1401 Main Street, the community will feature 720 market rate units and 2,350 beds of student housing spread over two towers rising 22 and 27 units. It will also have ground floor retail space alongside a 1,600-slot parking garage.

Construction of ōLiv Columbia will start this fall, and completion is expected in the summer of 2028. Juneau Construction Company will serve as general contractor and Dwell Design Studios will be the architect. “From the outset, we’ve worked closely with municipal staff, and that early transparency and collaboration led to a positive outcome, bringing a long-underutilized surface lot in the heart of Downtown Columbia into production and onto the tax rolls,” Doug Tichenor, senior director of entitlements at Core Spaces, told Multi-Housing News.

Long-term vision

The City of Columbia has termed the project “transformational,” expecting that the property will further activate the Main Street corridor and buttress the long-range vision of a lively and pedestrian-friendly urban hub.

Core Spaces is no stranger to South Carolina’s student housing market. One month ago today, a joint venture between the firm and Kanye Anderson Real Estate broke ground on Hub Clemson, a seven-story student housing development near Clemson University in Clemson, S.C.
